Appraiser/Agent?

I've asked this question in the past, but no one offers a valid explanation.

Why does the state of Georgia allow one person to hold an agent license as well as an appraiser license at the same time. Would that not create areas of conflict, especially in commercial operations?

Granted, it doesn't happen often. However, I have seen it happen, and somewhere the public usually pays the consequences.

This is also legal in Arizona.  I have not seen any conflicts as long as the agent is not a party to the transaction and has had the appropriate appraisal training.  In running comps for buyer and sellers we are often using the same strategies and facts to arrive at pricing.

If they follow the code of ethics it's not a problem. But when they use a bogus appraisal to get the listing, and it doesn't sell, that is not in the client's interest.

There would only be a confiict of of interest if they are appraising their own transaction.

I was about to say what Evelyn just said - if you (or anyone in your brokers) have an interest in the transaction, doing an appraisal for the loan would be an issue. Otherwise, I think that I'd like to have a Realtor who totally understood how the appraisal process works.
