Late Night Showings

     Home buyers can be inconsiderate sometimes.  I doubt that they mean to be, but sometimes they have little common sense or regard for others.  Let me explain what I mean.


     Home sellers really want to sell their properties.  Most of them go out of their way to keep their house overly clean, to accomodate all showings, to try not to actually live in their house llike they normally would.  The listing agents are much the same.  They make themselves available for other agent and for members of the public who request information on the property, who want to organize showings, or who send inquiries by phone, text, or email.  Both the home owner and the listing agent really want to cooperate as much as they can to sell their listing.


     Buyers however often expect to go view homes in the evening, after they have finished work, or maybe early in the morning on the weekend.  They expect that the homeowner will get out of their way for the showing and that a real estate agent will be available to show the property in the evening.  For most agents, this is expected and is just part of the job.  However, some buyers occassionally ask for showings at unrealistic or uncomfortable times of day.  Sometimes they wish to go view homes late at night or really early in the morning.  This can sometimes just no happen, and when it does, buyers are frequently less than understanding.


     In the past week I have had this situation arise.  I have a buyer client who wants to see a property, but wants myself and the seller to accomodate their schedule.  They want me to rearrange my evening and the homeowner to pack up their kids and dog and get out of the house for an hour.  The buyer could just as easily do the same.  The buyer could rearrange his day.  The buyer could take a day off work to buy a house if it was that important to them.  In fact, people commonly take days off work to go to the doctor, go to the dentist, to go camping, heck I have seen people take the day off work to get their hair done.  So is it unreasonable to expect a buyer to make some accomodations rather than expecting late night showings?


     This is a matter of discussion and many agents will feel differently about this or will be more or less accomodating to odd hour showings.

Showing schedules need to make sense to all involved.  I'll adjust my schedule most of the time, if it's a serious buyer.  I'll leave it up to the seller to accomodate or not if the time is unusual.  In my market currently, seller's are often leaving town for the weekend and just making the home available.  Our Supra systems do regulate when keyboxes can be activated from 7am till 9pm for most boxes.
