Real Estate Postcards Ideas #2: “Reasons Why” Marketing Gets MORE Seller Leads

Think about it. Whatdo seller leads want more than anything else whenchoosing a real estate agent to sell their home?
They want three things. They want you to sell their home:
- for most money
- in the least amount of time
- with the least amount of hassle
Basically, they want an expert real estate agent to do the work who they can trust to do it right.
So, while sending out Just Sold postcards, tell them WHY your sale was special or what you did to make it a great sale.
For example, let’s say you sold a home in 27 days (while the average DOM is 62). If that’s the case, then add a descriptive paragraph on your Just Sold postcards as follows:
“I sold this home in only 27 days (the average homes sell in 62 days)! I accomplished this fast sale because of my aggressive 21 step marketing plan that began before the home was even listed. Following my proven formulamy clients’ homes sell faster and for more money than homes sold by typical agents.”

Just Listed postcards are almost as good as Just Sold postcards. They show you are active listing new homes ... and other seller leads are trusting YOU with their most valuable asset. And that gives them confidence to call you ... getting you even MORE seller leads!
One of the best ideas of using Just Listed postcards is using them in a sequence. This process is one of the “great” real estate postcards ideas I know of. I’ve seen it take low volume producers in an area and within a year turn them into the top real estate agents in that same area.
Here’s how to use Just Listed postcards in a sequence...
- Whenever you list a home, send out Just Listed postcards. Tell a story on the postcards to make it personal to potential seller leads. For example: “The Smiths want to move and get the most for their home. So we spent three weeks following a strategic, 5 step plan I developed to best preparetheir home to get the most money. This plan included [then list out 3 or 4 key things you did to prepare the home]. We did this before listing the home because first impressions count. If your home makes a great first impression it will sell faster and get more money.”What this story does for seller leads and it lets them in on the “inside scoop” of what you do. They get first-hand knowledge of your expertise and thoroughness in prepping a home. And that makes them confident in you.
- Next, with your Just Listed home goes under contract, send out “Under Contract” postcards. Brag a about the sale to give prospective seller leads additional “reasons why” they should be impressed with you. For example, you may say: “Because of aggressivemarketing thatbegan before this home was even listedI had 5 buyers seethe home in the first week! We got 2 offers and signed a contract for $5,000 over the asking price.”Isn’t that powerful! And prospective seller leads love it because it shows they can trust you to do the same for them.
- Finally, once the home sells, send Just Sold postcards and sharethe “Reason’s Why” it was an amazing sale. For example:you can send out Just Sold postcards that have the headline: “Sold in 5 days for $5,000 above asking price!” Then add a story to share more about the sale.
And here’s the cool thing about this real estate postcards ideas...
Even though you send 3 postcards on the same listing, seller leads typically don’t recognize each of the postcards as the same home. What seller leads recognize is they are getting ANOTHER postcard from you, another listing or sale you are making, and learning more “reasons why” they should choose you.
When you do this, you pick up a lot more seller leads and get a lot more listings!
