In the first blog on real estate post cards ideas, I shared these 5 real estate postcards ideas can be grouped into two groups of postcards: long term postcards and short term postcards.

The long term postcards are focused on educating seller leads why they should use you. These postcards actually generate the most prime seller leads you’ll ever get but they take a while to start working. This was the topic of the previous blog.

The short term postcards are the topic for today. These postcards are focused on direct response marketing. They generate prime real estate seller leads immediately but begin to lose effectiveness over extended periods of time.

So, with that said, let’s jump in and talk about the last 2 of the postcards ideas ... how to immediately generate prime seller leads using direct response marketing postcards!

Real Estate Postcards Ideas #4: Home Evaluation Postcards

The fourth postcard ideas for generating prime real estate seller leads is a Home Evaluation Postcard. This is one of the easiest of the postcards ideas you can use to get listings immediately.

What is a Home Evaluation postcard?

When seller leads start thinking about selling their home, one of the first questions they want to know is, “How much is my home worth?”

And home evaluation postcards promise to answer that question.

So this lead generation postcard might say, “Want to know how much your home is worth? Go to this website” then it gives a website address for prime real estate seller leads to visit. That address is your home evaluation website. (There are a number of online home evaluation websites you can buy. Typically, I believe they cost  $25 - $30 a month. Just do a Google search and you’ll find a bunch of them.)

Here’s how home evaluation websites typically work...

  1. Potential prime real estate seller leads visit the site and enter their address. You immediately get notified of the address they entered so now you have potential real estate seller leads.
  2. As prime real estate seller leads continue through the site it gives them an idea of what their home may be worth.

The home evaluation approach is a great way to identify seller leads. It’s one of the solid postcards ideas to generate prime real estate seller leads. And as I mentioned earlier, it can generate listings immediately.

However, there is a catch.

Prime real estate seller leads are not the ONLY homeowners who want to know what their home is worth. A lot of homeowners want to know that information, so you’ll have to weed through a bunch of potential seller leads to find the prime real estate seller leads.

But if you are willing to do the work to sort through them, you’ll find this postcards ideas is quite effective for getting prime real estate seller leads.

Real Estate Postcards Ideas #5: “Pure” Direct Response Postcards

The final real estate postcards ideas to get prime seller leads is what I call a “pure” direct response marketing postcard.

“Pure” direct response  postcards offer information that interests the prime seller leads without interesting non-seller leads. It’s a unique, more effective way of marketing that targets only those interested in selling, making it easier and less hassle for the typical agent to get more listings.

Here’s an example of how these types of postcards work...

  • First, you think about what information prime sellers leads want to know that non-prime seller leads have no interest in.
  • Second, compile that information into a report.
  • Third, write a headline and copy to promote that report was postcards
  • And fourth, mail them to your target neighborhoods.

For example, most prime real estate seller leads would like to know how NOT to lose thousands of dollars by making simple mistakes in selling their home, right?

So, you may send out real estate postcards with this idea: “The 7 Most Shocking Mistakes Homeowners Make That Cost Thousands of Dollars When Selling Their Home ... and What You Can Do to Avoid Them.” The rest of the postcard would explain the report and how to get it.

So think about it. If a group of prime seller leads were planning to sell their home, opened up their mailboxes and pulled out this postcard, would it grab their interest?

You bet it would!

However, if non-prime seller leads (people NOT thinking about selling) picked up the postcards, would it grab their interest?

Probably not.

This is what I mean about “pure” direct response postcards ideas. These focus only on information prime real estate seller leads want to know ... and no-one else.

What does this mean to you?

It means you are virtually guaranteed all responses to your postcards are a prime real estate seller leads wanting to sell their homes ... and you are the FIRST agent to know about them!

Real Estate Postcards Ideas Wrap-Up

Those are the five postcards ideas that work to get prime real estate seller leads.

Each postcard has different purposes. Each varies in difficulties to do. But each is one of the best real estate lead generation ideas you’ll find in realtor postcards marketing.

The first three postcards ideas (Just Sold postcards, Just Listed postcards, and the “Reasons Why” postcards) are long-term postcards. You have to mail them over and over again over a period of time before prime real estate seller leads start responding.

The last two postcards ideas (Home Evaluation postcard and the “pure” direct response postcards) are direct response postcards. They are more difficult to create as one of your postcards ideas because you have to integrate technology to make them work. However, the positive side is these types of realtor postcards create an immediate response and get you prime seller leads much faster. You’ll frequently get prime real estate seller leads from the very first mailing ... leads you can convert to listings pretty quickly!

So which group of real estate postcards ideas is best?

Neither. They both work together.

The BEST approach is using all of them. Use the direct response postcards to generate immediate prime seller leads ... leads you can convert to listings NOW. But send the long term postcards every month as well. Over time, they will produce more prime real estate seller leads than the direct response cards.

So, what's the marketing cost to mail 500 postcards to 5 desirable neighborhoods for mail outs every quarter or four times annually? Would you use the same headline each time or would it be different?

What other marketing costs would you include to your postcard campaign and what would the sum costs be?  Do you factor agents time to manage and administrate the campaign and if so, how do you quantify his/her time?

With 10k postcards mailed annually, what is the expected conversion rate that you can attest that secured a listing? I'm sure other AR members would like to know this information as much as I would, wouldn't you? BTW, great post.

Great information.  It's important to farm the right area for the best results.  Response rate depends on farming the right neighborhood.  Look for over 10% turnover to market the right area, if it's not your own or former neighborhood where people know you.
