The neighbors Cat made me SELL my home

Do you ever wonder why someone is selling their home? DO you have ask? Do you ever wish you had not asked? Well this may be the case when showing a Manchester NH area home. The seller was home when we arrived for our showing. After viewing the home with the seller in tow, my buyer turned and asked them the magic question. The answer though was shocking. They said the neighbors cats dig up her garden and flowers and she can not take it anymore. I gave her an A for honesty, but how bad could it be? So she gave us a tour. Her passion is her gardens and sure enough the cats were pooping in her vegetable gardens. Now my question was if she told the agent who listed her home this?

SHOULD AN AGENT ASK WHY THE OWNER IS SELLING? I always ask the seller why they are selling. Motivation of why they are selling does matter. In this case though, the answer may not have been selling her home, put spraying the garden with a spray to keep cats out or the old wives tale, mothballs.

I needed to know more. If the cats stopped "going" in your garden, would you stay? She said yes...

I told her a story about how this summer I have had a similar problem with my neighbors cats digging up my garden and flowers. I used both the spray and mothballs but to be honest, they stay away from that area and found a new area.

SO HERE ARE THE TWO QUESTIONS OF THE DAY?

1. If an issue can be solved, like keeping the cats away, should she be told to stay and fight?

2. Do you have a fool proof way to keep cats out of a garden?

THE BOTTOM LINE: The bottom line is that asking questions is a must. Finding answers is even more important. Any agent can list a home. However a GOOD agent finds answers and solutions. Being there for the seller to support them is the high level of service I like to give.

THE SECRET OF SUCCESS: My idea of Great and key to having a successful Home Sale or Purchase can increase simply by choosing a better agent.  One that explains each step of the buying or selling process and stands by you throughout each. The secret is, that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

I leave you with now infamous philosophy, which is simple, to provide more personal and professional service to guide my clients through each step of the buying or selling process.

THE TOP TIPS TO FIND A "GREAT" REAL ESTATE AGENT

 1. LEARN THIS ONE FACT: One should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent. In NH that could be me.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

It does not take magic to turn your "For Sale" sign into a "Sold" sign. it takes a full time Local Agent who specializes in Listing homes like yours.

Noah Seidenberg  We joked about getting a dog but she is allergic. She is retired so gardening is what she does. She could try sitting out there all day?

Wow!  A cat made her sell her house?  She's got a low tolerance for things outside of her control.

Hi Scott - I'm afraid cats would find stiff competition for room in my garden, with the rabbits and birds having their way with it. Buit I don't believe there is anything that can really keep a cat from doing what it really wants to do - that's why I like them.

Scott- I'm not sure about cats but the iguanas here are as bad on the gardens as are cats.

I've never had to try to keep cats out, but sure wish I knew how to keep those rotten underground critters out - I just found a fresh "hill" in the garden this evening.

One year they were so bad that everyone in the neighborhood was using every remedy sold to be rid of them - traps, poison, gas bombs, electronic devices - you name it. I even used Juicy Fruit gum and moth balls down the runs.

That year they ate most of my carrots and ALL of the onions and killed most of the pea plants.

People said "get some cats," but how is a cat supposed to catch something in a tunnel underground?

I do know you can buy sprays that are supposed to keep cats and dogs away from the garden, but I've never tried them.

I wonder - the cat may be using the garden because that's where the soft dirt is. What if she put out a litter box and sprinkled catnip around to lure it over there?

The title certainly grabbed me, as a cat owner (indoor only!). Sounds like you found a good solution to the problem. I've not heard a seller ever provide that as a reason for selling.

I do recall one owner who complained the neighbor's cat used to chase all her birds away, and caught a few along the way. A conversation with the cat owner and a bell worked wonders.

I get this question a lot at open houses. Buyers looking for signs of seller motivation. I typically tell the reason, as I don't think it provides much of an edge either way, but I have contemplated some snarky responses.  I keep those to myself.

Good morning Scott. I don't think the sellers did themselves a favor and I don't believe the question really matters.

I believe this seller gives felines a lot more power than they deserve!  Still, it is always good to ask why just to understand their motivation and time line.

I had cats about 25 years ago. I maintained their (kitten and mom) litter box regularly because I didn't want to deal with cat odor. I was gone a weekend and set out 2 litter boxes and plenty of water and food. I got back and they decided to do their business outside the litter box and through my home. Took them to my aunt's farm and they lived happily ever after. Moved to Texas and landscaped the front with colorful floral and thick lowlying blue daze. Neighbor's cat decided it was going to use my blue daze as a "Skid-O-can". it also like to just rip at my honey suckle. Laid out a few plastic posies on wires and attached them to mousetraps. He got his butt pinched in couple places and never came back. I still have the traps but have replaced the flowers with new faux flowers. My negihbor had trouble underground pests and used mousetraps with plant starters and that worked for him.

Obviously the agent didn't care what her problem was. Maybe their conversation just consisted of 'get me out of here'.

Sounds like a big expense for a small problem.  I'm sure there has to be an answer.  If it were me asking a seller that question, I'd have to smirk silently.

#1 I'm allergic to cats and #2 there has to be an answer without selling a house!  Great post!
