Today was closing day for this lovely property located in China Spring, Texas. My sellers were the easiest clients to work with! Upon signing the listing agreement, they had made the decision to vacate the home as they knew the importance of "Show Ready', and with three children, they knew this would be difficult.
They vacated the home, cleaned, shampooed the carpets, mowed the lawn, put out fresh mulch and flowers in the beds, fresh paint on the exterior of the home and prepared for our open house.
I arrived on a Sunday with Open House scheduled 1 pm - 4 pm . During this time there were three offers. We closed up the Open House and informed sellers that we had multiple offers and I would meet them next day to discuss. I wake up the next morning and lo and behold we have two more offers on this home! This was so exciting, so I notified all parties of multiple offer situation and set deadline for changes. I scheduled to meet with sellers at 6 pm to discuss all five offers. This was an exciting time, yet I was very nervous as it was my first time to deal with a multiple offer situation.
We accepted an offer that was well over asking price and we were under contract in 48 hours.
Congratulations to my sellers! Your hard work in preparing the home has paid off! I appreciate all the seller efforts and understanding of the sales process. Seller participation was beneficial in getting this home under contract within 48 hours and ABOVE LIST PRICE!
