When I started writing my Expired Listing Blog, I said there are 4 reasons your house didn’t sell and started with Location. I received many comments that said the price is the most important. I think it is important but, you need to look at location and condition to decide what price you recommend. It’s important to make a home look it’s most inviting to buyers. Everyone is watching HGTV, the show that instructs you how to fix up your property to sell. These programs are a Realtor’s friend. We used to try to persuade the seller to at least paint and wash the dishes. Now we discuss what needs to be repaired, updated, moved or stored without being embarrassed. Staging is fun for everyone. All of us wish someone would come to our house and change the furnisher and accessorize correctly. Investing a little time and money can give you a huge return on the investment and MAKE THAT HOUSE SELL. I agree location is a huge factor Judy. I showed some active adult communities yesterday. My buyers LOVED the house and the price and the layout BUT the location. As we walked out to the sunroom, we saw why the price was so wonderful. There was a busy road behind. My buyers said "pass".
