In May 2016 there were 118 homes sold in San Marcos’ 2 zip codes (92069 and 92078), about the same as last month (117). Here’s the breakdown of overall activity.

Detached Homes Sold
82 (up 3%), 30 Days on Market, Ave. Sales Price $662,119 (up 9%), Ave. sale 98% of asking price
Attached Homes Sold,
36 (down 3%), 24 Days on Market, Ave. Sales Price $409,575 (up 12%), Ave. sale 98% of asking price
Overall sales volume in May increased slightly from April. There was a modest increase in average sales prices for both detached and attached homes. The average time on market shifted up slightly but remains at less than 1 month for attached homes.
18% of the transactions were cash, compared to 13% last month. Buyers negotiated their asking prices on average 2%, but 46 homes (39%) sold at or above asking price. The Median sales price of detached homes was $644,500 (up 15%) and $423,500 (up 13%) for attached homes/condos.
There were 11 San Marcos homes for sale at the end of May with a Contingent status (9% of the total), i.e., homes with offers awaiting approval from short sale and REO lenders, 3 more than last month. These homes are included in the overall Active stats since they are still considered active until the approvals are obtained (be aware that many of these have multiple offers in place and some are not being shown nor accepting more offers).
The San Marcos real estate market inventory decreased from April by 19% to 125 following several months of increases. This represents an inventory of 1.2 months for attached homes (down from 1.6 months last month) and 1.3 months for detached (down from 1.8 months last month) based on the current rate of sales over the last 6 months. The San Marcos real estate market continues to be very competitive for buyers, and remains a strong seller’s market.

In May 2016 we saw 138 homes come on the market, up slightly at 1% from last month. The number of homes going pending in May, also increased, by 15%, to 142.
