The gated neighborhood of Pebble Bay is a secluded enclave of luxurious custom homes on the northwestern shore of Lake Norman in Denver (Catawba County).
Pebble Bay sits on a peninsula just west of Slanting Bridge Road and south of NC 150.
The neighborhood is definitely for the family and homeowner who enjoys a more rural setting on the lake and doesn’t mind a bit of a drive to get to major shopping areas and amenities.
From Pebble Bay, Mooresville is just across the lake via NC 150. Shopping along 150/West Plaza Drive is approximately 14 miles from Pebble Bay. I-77 access is located there as well. It is approximately another 12 miles from Mooresville to Huntersville/Birkdale Village via I-77.
The mountains and Pisgah National Forest is just a few hours west from Pebble Bay. You can live on the water but spend the day (or longer) in the mountains!
It is about 29 miles into Uptown Charlotte from Pebble Bay, which is about 40 minutes without traffic.
Downtown Denver is only 3 miles from Pebble Bay. You will not find large strip malls or retail developments, but day-to-day necessities are not far.
Within Pebble Bay, it’s all about lakeside relaxation. Large custom homes are matched by large lots of an acre to more than 4.5 acres. Homes are a mix of construction from early 2000s and new construction in the 5-phase development. The second phase of the neighborhood was all-log construction, and there are some spectacular examples of custom homes.
Being a lake-centric neighborhood, there are resident day docks as well as a community boat ramp for off-water home sites. Lake Norman Marina is just across the cove from the neighborhood for a quick fuel up before a day on the lake or routine maintenance.
Prices for the homes vary widely from $300,000s to more than $2.5 million. Sizes are upward of 3,000 square feet to nearly 9,000 square feet.
Twenty-one homes sold in Pebble Bay during the last 12 months for an average price of $475,550 and nearly $135 per square foot. The top sales price was $695,000 and bottom was $331,900. The 21 sales averaged 97.6% of list price.
Currently, there are 18 homes on the market in Pebble Bay. Three of the homes are new construction. One new home and one resale are under contract as of June 1.
List prices range from $439,900 to $2.6 million. Four of the homes listed are more than $1 million.
Pebble Bay children currently attend Sherrills Ford Elementary School, Mill Creek Middle School and Bandys High School.
