Coaldale Real Estate
The little town of Coaldale is located just a short drive East of Lethbridge. As a result many families consider it as an option when looking for real estate in the Lethbridge area. Here is quick snapshot and description of what you get there.
Coaldale historically was a little rural town, a bit too far to drive from Lethbridge, however it has grown and the 2 towns are not that far apart anymore. Coaldale real estate traditionally has been mostly older homes, and some newer infills. In the past decade also a few new home subdivisions have been developed too. The one thing they all have in common is that the lot size is generous. In fact, on some of the older homes the lot size is double what you get in Lethbridge.
One of the complaints about Coaldale in the past was the lack of services, however there are now more businesses there than ever before. There is currently only 1 pub, 3 liquor stores, a grocery store, chinese food, pizza, a Mcdonalds, and a new Tim Hortons. The schools in Coaldale get good reviews and ratings, and there is an outdoor spray park for kids, a curling rink, and a skating rink. Overall, there isn't too many services that havent popped up there now.
Real Estate in Coaldale has always been a slight discount to Lethbridge, however in the past property taxes were slightly higher. This was mostly due to the fact that Coaldale had its own police force to pay for. In recent years, Coaldale has shared policing with Lethbridge, is now on City of Lethbridge water, and I would expect will soon have City of lethbridge transit service too.
If you are looking for an affordable option, with similar services, and a small commute into Lethbridge or to the factories out in Taber, then Coaldale real estate might be an option to consider.
