Local Is Better All The Way Around In Real Estate.

Anyway you cut it, real estate is handled best on the local level. And not just from the real estate professional guiding the process and setting the expectations.

No no, local banking and all the other professionals brought into the real estate fray should always be local. Live in the local communities in Maine we cherish and preserve. From title companies to the repairs done by local tradesmen. Needed for mortgage lending underwriting for the thumbs up, clear to close memo to get circulated. Reach for local folks you know and trust, that are living near the property listings. maine lake properties listings photo

We have lots of real estate gypsies darkend our door carrying sweets, fresh baked items to lure a piece of our business their way.

And when they don't have local sticks and bricks they pay property taxes on.

Or don't  employ folks who live, work and play in my small Maine hometowns, I smile.

Lick my lips over what they are dropping off for goodies but explain that everything is local. Without talking with my mouth full to be polite. mt katahdin maine photo

Besides the chamber of commerce benefits of keeping the money local to circulate six times, the help it gives to the local economy, there are other benefits.

Big time in logistics and running circles around the out of town gypsies that can not match the level of service.

Have two lake homes property listings in Maine being financed through Machias Savings Bank.

That's the bank with the super hospitality suite at the state REALTOR conventions year after year. They have a branch of the bank in Danforth Maine near the properties under contract and waiting for the appraiser's turn your head and cough once over. There is a different appraiser for each and a slight lag in the ink drying for each purchase and sale agreement. keeping paddles clear photo

Keeping the local real estate sale alive. To arrive at the property closing on time or at all.

It is so easy to give the key to the local Houlton Maine branch manager who happens to live in Danforth to be the courier for whatever the appraiser needs to gain entry on their time frame, not mine.

Dealing with local players in the real estate game from lending to title and everything in between works best and steps are saved, no delays.

So the Maine lake home key was in the branch hand carried by a bank employee for the to pick up and return for lady appraiser number one.

Who made the quick turn around return for her check list for compliance underwriting for the mortgage approval. And hold the phone, a call comes in from the second appraiser a little later this Monday.

Who could suddenly fit us in, come up tomorrow. maine lake property photo

Quick call to the cell, even after five pm and because we all know everyone in small town Maine, and all set for appraisal number two.

In a jiffy.

Keys stay where they are in Danforth Maine and when the branch opens tomorrow, the appraiser can easily grab the lake home keys.

And work this Maine appraisal without a delay into his busy day.

When you live in a rural sparsely populated area in Northern Maine, local lending works best! Here is a list of local lenders in Houlton Maine for banking. Always start and finish with the local, their your new neighbor service provider in Northern Maine.

And one more reason a real estate sale in Maine can fizzle? Die on the operating table? Need a white sheet and toe tag? Read the full article on another big red real estate flag waving that should be noticed up front, before the listing is taken at the kitchen table.

Andrew

An excellent point. There is absolutely something to be said for those who are local, understand the local housing market, have local connections, and so on.

Good morning Andy. I'm glad not everyone feels the same way about getting their mortgages locally, but rather who they are referred to, no matter what state that they are in.

Joe Petrowsky ... In small towns, everyone fiercely fights to hang on and preserve the out flow of cash. Because if they don't in the rural areas, small towns will one by one be last guy out of Dodge, remember to turn off the lights. In a small town the guy who buys a car down state, insures, banks out of town, has legal work done in a city online, does nothing to put money in the local economy. In a city, who cares, there is much going on to take up the slack. In Mayberry, we are protective. Better be. If you have the same products locally, why wouldn't you trade in your home town if given a choice?

Hannah Williams ... The appraisers jump on a local bank's request to get the paperwork done and live close to the property, understand the market. The out of town bank has to import an appraiser from way way out of market which costs time, more money and the longer a sale lingers on the operating table, the greater chance of failure. Hear the clock ticking? Use local, the David that you know that runs circles around the gypsies that nibble at the market from outside. The outside providers don't live here, are not my neighbors, don't have the same love and affection for the home town I am proud to live in... Small town real estate is so so different than where 8 out of 10 folks have to live in an urban area.

Great post and message to all Andrew! If everyone supported their local businesses, our small towns would flourish. An appraiser driving four hours makes no sense to me but who am I to even question it.
