Another Listing Strategy | Times, They Are A Changin !!!
For this Mondays "Get More Listings" reblog seriies, here is another great post by the Godmother for listing advice.
I'll preface this post by saying it's not a second entry in the contest. It's just another thought on the topic!!!!
Another one of the best strategies that I use to secure listings is online marketing. Not too long ago, very few listings were found because of blog posts. Offline marketing continues to be the “top dog” when it comes to finding listings. However, the times, they are a changin!!!
When I create a postcard that’s titled “Free Market Analysis” the first task that’s accomplished before this postcard lands in anyone’s mailbox is to write a blog post to sellers. If one does a Google search for “Free Market Analysis Franklin MA,” I have 8 out of 10 titles on the first page of the SERP.
I use a variety of graphics including the postcard that is being mailed. I’ve used pie charts for the top real estate agent or the top real estate office, and I blend in the name of the person or team for whom I market. Many people who are not in Franklin will Google in search of a listing agent.
Many homeowners in Franklin who receive a postcard will go one step further and Google to find a listing agent. We are clearly visible and that closes the homeowner on calling us. It’s happened numerous times to us, and we receive the feedback that the homeowner received the postcard and also went online to find us, too. We were found, and we were called.
Times HAVE changed, and what was solely offline marketing to find listings is NOW a combination of offline and online. My “just listed, sale pending and closed postcards’ all have a web address on them. They’ll find the postcard again online, and they’ll find the marketing pieces that I provided for that home on the postcard to sell it.
Offline and online marketing are NOW integrated. One complements the other. The powerful postcard has now become a stronger force with the muscle provided by Google.
Now you have the two sources that I use to find listing. Online and offline marketing with postcards, pie charts and any other marketing piece that can handle the three important words “Free Market Analysis.”
