Its a Sellers market,not a get greedy market. There is a difference.

I am frustrated at the number of Sellers I have had lately that don't know the difference and would rather listen to others than my advice. I have one that is on its third pending and I doubt it will make appraisal.  I talked alot upfront about comps and was blown off. To make matters worse the first deal was a great one and then the greed. The greed was wanting the Buyers to pay for part of a "used up" 26 year  old roof that needed replaced to make the loan go through.

I have more stories like this in the last couple months, but mentioning them will sound more like a rant than a blog.

In all cases they wonder why we don't have a deal? Your thoughts?

I feel your pain - some sellers believe that because there is a shortage in inventory that  the  "market"  "appraisals" will catchup to their price.  After a while,  simply run the numbers and decide if it may be best to walk away .  Think of the man hours spent vs your return.

Bob, Some sellers don't understand. They can be their own worst enemies if they believe unreliable or out of area sources.  Best of luck with your sales.

Fred:  Cash buyers do NOT over pay thats why they still have cash!

The sellers must not have a hard timeline for where they'll be moving to if they're able to try to squeeze every last penny out of the buyer and risk having the deal fall through.  It can be very frustrating when you're the one doing a lot of the work.
