The letter sets authored by our very own 'Rainer Marte Cliff...
I'm going to post a couple of snippets taken from the freely accessible samples - with a link to said samples - and explain why Suzanne and I believe that Marte's content is the most comprehensive and robust, and fits well with how we do business.
Letter #3 in “The 10-Letter For Sale By Owner Set”
"Begin with getting the complete legal description of your property - your tax number is not sufficient! Also make note of your tax and insurance payments and any special assessments, homeowner association fees, etc. While you're at it, gather your heating and electrical bills for the last year so you can disclose average costs. Unless you have the information on blueprints, measure the house so you can disclose the square footage."
The verbiage above IMHO highlights the "heavy lifting" a For Sale By Owner is undertaking - perhaps gives them pause for thought about...."Maybe I ought to get some help!"
Letter #5 in “The 18-Letter Seller Advice Set”
"One of the steps in marketing is to post photos and descriptions on line. Today, 92% of all buyers begin their search on the Internet, so a serious seller can't afford to skip this step. Pictures and their descriptions can either create a desire to see the home in person - or cause those buyers to skip over it entirely.
That means the photos must present your home at it's best - inside and out. As an agent, my job is to get the angles and lighting right. Your job as a seller is to be ready for the photo shoot."
This is right in line with out "Ready for Showtime" philosophy and business practice. No photos until the property is "Ready for Showtime"!
