  The best surprise is no surprise when it comes to a final walk thru !  The purpose of a final walk thru is primarily for the Buyer(s) to determine if according to the contract, the Sellers have left what they said they would leave,,,appliances, window treatments, light fixtures, the playset, hot tub...and that they have taken what is not in the contract.  

    garbage canThere are times when trash pick up is the day after closing and there may still be things left in the "discard" pile at the end of the driveway.  Be sure it is not blocking the driveway and making it difficult for the movers to navigate and unload the buyers furnishings.

     The garage should be emptied of the equipment not included...the lawn mower, snow blower,  rakes etc. 

    The area that is most often a problem is the basement or storage area where all things thatPaint cans even well meaning Sellers may leave thinking that they would be of use to the Buyers. This is where the touch up paint is.....but the new Buyers may not like the Sellers choice of colors and not only have no need for it.. now are left with finding a recycling center that will accept it...not the house warming gift

that they appreciated. The spare parts ...the used rec room disposed of and not left for Buyer.

  list  What SHOULD the Sellers leave for the Buyers ?

         -  The Home Warranty Brochure with coverage outline and 

                contact  number

         -  Manuals and appliance warranties   

           - List of any regular service people - HVAC, landscape,                                                  sprinkler system who know the home


                - Landscape Plan - for homes with gardens- where plants are 

                  located and  care they may need to florish

                - Day of the week for trash pick up 

      We have had Sellers who went the extra mile...and left the menus from

every restaurant that delivered in the area, the cleaning service, and a bottle

of champagne in the refrigerator with best wishes for a happily ever after in their new home.

Ah, yes, the walk through - that time when buyers realize they are going to shortly be moving into their new home. It's an exciting time, and having no surprises, like things left behind that shouldn't be, is a very good thing. It seems that paint and similar products are often left, with sellers thinking the buyers can use them. Not!

Yes I agree - we always wish for the best for our clients at final walk-thrus!   I wonder what great disasters have happened at walk-thru?

Good morning Sally. We had a closing scheduled for last Friday, the walk thru was Thursday. The closing had to be postponed as the home was a mess and the sellers were gone. Both agents went to work and it's closing this Friday.

I love the idea of leaving menus and a bottle of champagne for the buyers! 

My mother bought her first house 50+ years ago and still remembers her seller leaving a tea kettle, some tea bags, and a tea cup and saucer for her with a lovely note reminding her to take care of herself during the move (Mom was very pregnant with my sister and had 2 older girls to care for). I've tried to do the same as a seller and as a seller agent.

Wouldn't it be nice if every new homeowner could walk into this!  We moved into one of our homes and the seller left us the warranties and directions; the days for garbage pickup;  names and numbers of fast food deliveries; the local cleaners, etc!  It was so helpful!

Sally & David, thanks for this great post to help everyone understand why a Final Walk through is important.

Some Buyers do not want the bother, but they need to know that all is in order before closing. Issues can be dealt with at closing a lot easier than after closing.

I liked the suggested tips for Sellers to make things special when the Buyer turns the key and enters their new home.

Just did a walk through on Monday. House had been pretty cluttered. Putting it mildly. Sellers didn't get out until midnight Sunday. So a little nervous. But completely empty! Spic and span. Happy buyers. Yea!

No surprise is especially appreciated when the buyer asks you to do the final walk through by yourself because he can't make it, and agrees to sign the document on your word that everything is okay.

Hanson - Great tips as always! - I deal with a lot of out-of-state buyers.  I assist my buyers on many walk-thrus.  I was on one, yesterday that needed major yard clean-up and I will make sure that this is not overlooked when my buyers come to town in August. As a selling agent, I would make sure the outside was as clean as the inside!
