Foreclosure Homes for Sale Delta CO Real Estate Information June 2016

My last Delta foreclosure market report was two months ago, and today I was surprised to see the number of bank owned properties that are available and under contract. The foreclosure segment of the real estate market moves very quickly. 

Whether or not the coal mine closures will bring on a new wave of bank owned property has yet to be seen. 

This report covers all of the Delta area bank owned properties. It's everything listed in the local MLS in the 81416 zip code...this includes homes in and out of town. 

  • Foreclosure Homes for Sale Delta CO Real Estate Information June 2016The inventory is way down. At this time there are two active listings. These are new construction homes in south Delta. They have yet to be built. Both are priced at $173,000.
  • There are five bank owned homes under contract. Listing prices start at $34,900 and go up to $158,000. These homes are a mix of fixer uppers and some nice move in ready opportunities.

For the last several years we've seen the number of foreclosed homes drop every year. I think this trend will continue. While there will always be a few of these listings around, we won't be seeing a large number of them. 

If you are interested in buying a bank owned house in the Delta area, then you want to use a real estate agent that is experienced in the process. Its a bit different than a 'traditional' sale, and there is more paperwork involved. I have listed and sold bank owned homes for over seven years. I can help you through the buying process.

We have our coal mines that have shut down or are in the process of shutting down. Those are some of the highest paying jobs in this county. We may yet see some impact from that Dick Greenberg .

Hi, Larry Johnston ...I loved working with the investors, but we don't have that lower end inventory most of them wanted. It's pretty much gone. So I miss that part, but it's also refreshing to see the number of bank owned homes going down.
