Desert Knolls Market Report

AKA Karen’s Boring Blog. All the stuff you want to know but were afraid to ask.   It's only 75 degrees today. But it'll be 103 degrees for Father's Day and 109 degrees Monday.

 

Desert Knolls is in the Town of Apple Valley.  It’s a lovely area near the freeway, larger lots and many homes with wow views of the Victor Valley.  By the way, I think it’s got the best views to watch sunsets ever.

So what's happened in the market between 3/15/16-6/15/16?

So let’s talk about what’s happening in the market, starting at the top.

There are currently 5 houses in escrow over $500k listing price, 2 of which are in Stone Brook Estates. The average size of 4367 sq ft.  A screaming deal if you would like an executive style home in our lovely town.

There are 24 other homes listed for more than $500K. They average 4626 sq ft and the average home is listed for $684K.

Between $325k-$499K, there are currently 54 homes listed for sale.  The average home is 3083 sq ft, listed for $134 a sq ft.  

There are 12 homes in escrow in that range. The average home pending new owners is 2935 sq ft and is $128 a sq ft and was listed for $374,842

Twenty four homes have new owners, they paid an average of $385K for their 3165 sq ft home and it sold at 97% of asking price.

 

Homes listed for sale between $250K and $325K are popular. There are 37 listed for sale. The average is 2313 sq ft. It’s about $128 a sq ft. and is listed for $289K.

There are 20 homes currently in escrow in this range. The average home is 2303 sq ft. $125 a sq ft and is listed at $283K.

Thirty-five homes have recently sold. The average was 2421 sq ft. listed for $121 a sq ft. Sold at $288K at 98% of asking.  Interestingly the average home started at a listed price of $298K.

 

Homes are still selling under $250K.

There are 32 homes listed the average is 1808 sq ft, It’s $125 a sq ft. and is listed at $220K.

It’s been on the market 72 days.

There are 19 homes excitedly awaiting new owners. The average time on market before going into escrow 71 days.  The homes average out to 1749 sq ft and are listed at $214K.

Fifty homes sold under $250K the average was $202K it was 1829 sq ft and is $118 a sq ft.

It was on the market for 51 days. 

 

So how is the market? It has cooled slightly on these hot summer days. But it’s still a great time to buy!
