Remember that old adage:  Silence is Golden?

Among my witty, and irreverant, classmates they would utter that saying, with their own additive:  So, shut up and get rich!

"Silence is Golden"

is NOT the mantra in real estate

Matter of fact, when there is SILENCE, you've got to wonder why.

Real Estate in Real Life . . .

Several weeks ago, I had the wonderful pleasure of working with a real estatate agent that seemed a little too slient!  

This real estate agent simply did not know her client was going away for a week to a . . . "silence retreat."  Or, at least that's what she stated to me.  

So the offer I submitted had to wait an entire week before seller responded because, according to her agent, "There's no way to get in touch with the seller."

I asked why the seller didn't think of that when she put her house on the market?  

The listing agent was also very silent to the inability to present the offer, although she didn't have that information in the listing sheet.  Which I also inquired about:  "Why didn't you indicate when the offer would be reviewed in the listing sheet?"  

I was told by the listing agent . . . 

I didn't know the seller was going away for a week to a SILENCE RETREAT

And, that was "why" she didn't indciate when offer/s would be reviewed in the listing sheet, so she says.

HUH?!?

That's odd, when you think about it, or at least it's odd to me.  The lisitng agent tells me she didn't know her client was going away to a slience retreat?!?   "I didn't know she was going out-of-town."  

So . . . if the seller didn't tell the listing agent she was going out-of-town -- to a "silence retreat"  -- then how'd she find out?  

Telepathy?

Real estate is a "time is of the essence" business.  It even states that in our Sales Agreement.  Submitting offers, responding to them, is predicated by this general knowledge of "time is of the essence."  Listing agents need to inform other agents when offers are to be reviewed. 
If my clients have to wait 10 days before their offer can be submitted to the seller, then they may want to submit offers on other properties they want to purchase.  Yes, the market moves fast -- time IS of the essence -- and when the people working in the market have "silent" partners . . . I'm dealing with children!

Carla - yikes! That is one thing I always ask and make arrangements for when clients are out of town. They need to be available (which is pretty easy these days). Except if you're at a silence retreat......huh?  How did she know that!!!

Carla: Wow, and so frustrating for you when you took the time to write up the offer and I'm sure your buyers were excited to be purchasing a home. I suspect the seller told her agent to be "silent".

ok...weird is common in our industry...so what happened? Did the silent seller finally return from silence camp>? and what happened with the offer?

I had not heard of adult "time out" sort of style retreats...during every listing we always say..if you are going to be out of town, be sure we have a way to contact you and you to respond...quickly !

Sounds like the listing agent needs to have a serious conversation with the seller.   Very few buyers are going to be willing to wait 10 days for a response to their offer.

I had a well qualified buyer which should have been a smooth closing. A week before closing, the bank is stalling and asking for all kinds of riduculous things that made no sense.

I then learn that the buyer just bought a commercial building, and applied for a loan at the same bank as their home mortgage... I HAD NO IDEA!

Well Your Silence is Golden message came in LOUD and CLEAR!  I am amazed at the strange things we experience on a daily basis in this business.  Someone has to write a book on this stuff!  It would be a hilarious or eye-opening book for sure.  I hope when they get back from their trip that you get the offer accepted.

Some agents are just not detail oriented. This is inexcusable to me.  This is one of the questions I always ask when dealing with buyers or sellers--do you have any special events planned or out of town trips that I need to be aware of?

Hard to say for sure if she knew ahead of time, or maybe last minute announcment from the seller.

I had buyers while in contract do the same to me once. They went camping for a week in a remote area that I couldn't reach by cell phone.  They never told me they were going. They finally called me four days later from a pay phone in a town 20 miles from to inform me they'd be home in a few days. 

Some people just don't have a clue.

When she said "I didn't know" I took that at face value that she didn't know, which is why the listing sheet info wasn't reflective.  Was the contract something that the buyers needed to do something about, had time lines they had to meet, had something they needed to respond to?  Hopefully that wasn't the case and they didn't.  Much less of a stressor on you   Randy Elliott
