Can minor repairs wait until later?

When selling a home minor repairs make the house more marketable, allowing the seller to maximize their return (or minimize loss) on the sale.

By and large, Buyers are looking for an inviting home in move-in condition. Buyers who are willing to tackle the repairs after moving in automatically subtract the cost of needed fix-ups from the price they offer. Sellers save nothing by putting off these items, and may likely slow the sale of their home. Sometimes even substantially reducing the price of the house.

Examples of minor repairs:

 

  • Paint
  • Caulking
  • Lighting
  • Plumbing Repairs (leaky faucets)
  • New toilet seats and shower curtains
  • Tile and grouting 

 

If you're on a tight budget either do the repairs yourself or there are contractors that will work on a deferred fee bases.  The contractractor can send their invoices to escrow and get paid at closing. 

The key is to do the repairs that are the most advantegeous. These repairs can't wait until after your house on the market.

I would say water leaks must be repaired immediately before they cause more damage.

So true Harry.  Water leaks are the worst if you let them go and don't attend to them right away.  Water causes a great deal of damage and end up costing more money in the end.

Good topic.  Minor repairs can make a big difference.  Almost everyone has a handyman friend who'd more than likely be willing to help with minor stuff.
