Thanks Larry for the warm welcome.
Fix it now and that way it is not an issue later and it doesn't turn a good buyer off.

So true William. You never know, that buyer may be the one to close on the house.

Sammy, you first post has some great information for sellers - and I agree! Sellers should just do it. And welcome to ActiveRain.

Thank you Patricia for the encourgement.
Solid advice Sammy, all those little deferred repairs do add up to a lower price, might as well get them done now.

Welcome to ActiveRain! Repairs should be taken care of when they are needed; often if they aren't, they turn into even bigger problems.
Good morning, Sammy Shrimali minor repairs are always most important.... the eye seems to catch those minor issues first!!!

Yes - but - in the long run - will be very costly - more so than fixing them up front!

Sammy,
Welcome to Active Rain.
That is a great topic for your first blog on Active Rain.
A seller willingness and enthusiasm to 'get the house ready' portends what lies ahead.
We all remember. We were there. The screen filled with letters and sighing, "Here goes nothing," and clicking that publish button. It does take courage and we all celebrate you demonstrated to courage to become a part of the community.
Here on Active Rain you will find a community much like yourself, willing to share information and in some cases to present ideas and see if the bounce or fall flat. This place is as fun as you make it.
So, let me encourage you to relax, be your genuine self, and have some fun.
Magic happens when you play in the rain.
Umbrella optional.
Best of success,
Annette

Congratulations on your first blog. Deferred maintenance usually costs much more than if they are taken cared of from the very beginning.
Looking forward to reading your future posts.

I would say water leaks must be repaired immediately before they cause more damage.
Sammy Shrimali
Pleasanton, CA
So true Harry. Water leaks are the worst if you let them go and don't attend to them right away. Water causes a great deal of damage and end up costing more money in the end.
Welcome to Active Rain, Sammy! Great blog , and sooo true. A little investment ahead does indeed help in the end. The other thing that sellers should consider, that once under contract they may not be able to do the repairs themselves costing even more!

Hi Sammy,
Good topic. Minor repairs can make a big difference. Almost everyone has a handyman friend who'd more than likely be willing to help with minor stuff.
Blogging is a great way to let people know who you are, what you do, and how great you are at doing it. It is the least expensive, most cost effective, way to let prospects know you are the local resource in your market area.

Hi Sammy! Welcome to the world of Activerain, may your blogging create a whole new chapter in your Real Estate Career.
Sammy, what a great post, and some of those minor fixes should be done if at all possible, as buyers sure discount the home if they think THEY have to do it! Welcome to ActiveRain.
Well said Sammy Shrimali , if a home inspection is going to mention it you may as well fix it first. Welcome to AR!
