You want to build a new patio home in one of Cincinnati's patio home communities.  Perhaps you want to be in Cincinnati's ONLY Active Adult Community, Heritage at Miami Bluffs, but there's a question you need answered first.

Will the builder get started on your new patio home while you're trying to sell your existing home?

The answer is (as it is for many things in life) IT DEPENDS.

A lot depends on what the mortgage professionals say.  If they say "YES, this buyer can purchase WITHOUT selling their existing home" then you're golden as far as the builder is concerned.  Now whether you can handle the stress of two mortgage payments if your new home is finished before your current home is sold is something to seriously thing about.  We've been there and done that with clients and even the most mild mannered people can start going Mr. Hyde style if the listing agent doesn't get their home sold fast enough.

Now if the mortgage pro says "No", then as far as the builder is concerned, we're at ALL STOP until you get your home sold.

Now how far in the process a builder is willing to go varies a bit.  We've even seen differences with the same builder and what they'll do in Ohio vs. what they're willing to do in Kentucky. 

Some builders are willing to do a lot hold, price everything out and get everything prepped with the exception of starting the build until your home is under contract.  Others are "come back and we'll see what we have left when your home is under contract".

2.  It costs you NOTHING extra to have us represent you.  Our fee is built into the builders' overhead and they don't (and can't) give you a discount for showing up unrepresented.

This is great information for those wanting to build new digs.  It varies out here as well, but most builders will write the contract on the new home and give the buyers 45 days to get their home under contract.

Les & Sarah, yet was see so many people walk into the model home with no evidence of an agent helping them.

Belinda, A bit less time sensitive here, but for one builder they won't actually hold the lot off the market, but will allow 24 hours to rescind the contingency.
