I had clients I had been working with for 18 months, who kept losing out to multiple offers because they wanted to negotiate and wouldn't submit a "highest and best". As time went on, they became frustrated with me, blaming me for why they couldn't get a home. They became desperate when their lease was about up, so told me to write the best offer I could, so I did and they got the house. A week before closing the loan officer told me they couldn't do the financing they were planning on and couldn't get the house. I lost it, and told her in no uncertain terms she was to put them into another program pronto, because their landlord had a new tenant coming in the day after they closed. It all worked out, and they were so appreciative and happy. Lots of tears! I visited them after they had settled in and they were so proud to show off the house!
