Here is the current Jacksonville NC Real Estate Market Report January - May of 2016.

This month's report now contains even more accurate data about residential real estate sales information in Onslow County.

Jacksonville NC Real Estate Market Stats

The Jacksonville Board of REALTORS became part of the North Carolina Regional MLS in May, and this encompasses multiple service areas and counties in eastern North Carolina.

We are now able to access information about all listings for sale in the larger area. Additionally we can obtain all "sold" data beyond what was just previously available through our association.

Here are  the actual numbers of closed sales in Onslow County for the last 5 months compared to the same time frame in 2015.

Total Number of Residential Sales “Sold” YTD 5/31/2016 = 1489 (1676 in 2015)

Decrease of 187 or Down 11 %    

Total Number of Active Residential Listings = 2021

 

Total Number of Single Family Resales and New Construction Homes “Sold” YTD 5/31/2016

= 1281 (1440 in 2015)

Decrease of 159 or Down 11 %    

Total Number of Active Single Family Resales and New Construction Listings = 1616

 

Total Number of New Construction Single Family Homes “Sold” YTD 5/31/2016 = 366 (492 in 2015)

Decrease of 126 or Down 26 %  

Total Number of Active New Construction Single Family Listings = 293

 

Total Number of Resale Single Family Homes“Sold”YTD 5/31/2016  = 932 (983 in 2015)

Decrease of 51 or Down 5 %         

Total Number of Active Re-Sale Single Family Listings = 1323

 

Total Number of Foreclosure Resale Single Family Homes “Sold” YTD 5/31/2016 = 227 (282 in 2015)

Decrease of 55 or Down 19%   

Total Number of Active Foreclosure Re-Sale Residential Listings = 56

 

Onslow County Unit Sales Down 11 %...Coldwell Banker Sea Coast Advantage's Jacksonville Office is up 20%...we are outperforming the market by 31%

Onslow County Closed Volume Down 18%...Coldwell Banker Sea Coast Advantage's Jacksonville Office is up 23%...we are outperforming the market by 41%

We are in the middle of our local market sales season, (historically peaking during the summer months as the military members in our area execute their PCS orders), and I still fully expect our year end sales numbers to be above the year end sales total from 2015. This area's real estate market has seen a year over year total home sales increase since 2012.
