To text or not to text...that is the question?

 

 

 

 

 

 

In the smartphone era everything is at the fingertips of the real estate professionals and the consumer; is this good, bad or both?

  

 

Nowadays consumers can get information instantly; they can schedule viewings, chat with agents, find out about open houses and even see virtual tours with just a few clicks.  

What I want to know from you all is how do you feel about texting?  

I personally feel like times are changing and you must be able to adapt. Text messaging can be a useful tool if used correctly.  But are you using it correctly?

If a prospect contacted you late at night on a listing; would you call them back at 11pm or is a text a good way to let them know you hear them while still remaining appropiate based on the time? last thing you want to do not wake the baby...  

 

Would you ever allow a text message to be the first line of communication between yourself and a prospect? what if they texted you first? do you insist on a phone convo or keep it digital?

 

Text messaging is a gift and a curse.  Messages often get misunderstood and the old fashion way of communicating should always be the gold standard but times are changing.  Just a few years back people were complaining about emails being informal; now emails are just another apart of communication for us. Either way I just wanted to know about text messaging and how both consumer and professional felt about the use of it...any feedback is appreciated.

Perosnally, I only like to use text messages for quick messages.  Some of my clients, however, use it the way I use email.

I think that texts are smart if your client likes them. Let them know you are available to text or if they say "just text me", listen to them. I've had professional conversations over text without issue.

People do need to be careful, though. Real estate agents can be held to the word of their texts in a dispute.

And as Chris Ann Cleland put it, they really are best for quick messages.
