There's an easy answer to that question. NOW is the best time to sell your Pioneer Place home. That's because there are no active listings on the market. If you list your home now, you won't have any competition.
The neighborhood sales activity has been strong this year.
- Four homes has sold since the first of the year. The least expensive home sold for $53,000 and sold prices went up to $161,000. Three of the sales were manufactured homes and one was a site built home.
- Two of the sales were bank owned/foreclosure homes that sold for well below neighborhood value. They both sold for under $100,000. So when you look at the average sold price for the neighborhood you have to keep this in mine.
- As it stands the average sold price is $105,213. The median sold price is $103,426. If you take the foreclosure homes out of the equation the average sold price becomes $149,500.
- It only makes sense to exclude the bank owned homes, because the Delta real estate market is no longer a foreclosure driven market.
- No homes sold in this neighborhood in 2015.
If you are thinking of selling your home, then now truly is a great time to get it on the market. Pioneer Place has a good location and a price point that is appealing to a lot of buyers. Overall we are seeing a shortage of inventory throughout Delta.
