The Entry Way Chandelier Had Been Replaced With This

Walking through the house my clients found that the entry way chandelier had been replaced with this.

It is not unusual for an appliance or light fixture to have a note on it that says it will be replaced with something else.  It might have been a special gift, or expensive, and the sellers want to keep it.

Of course, it's best to replace any fixture before putting the house on the market. 

But that's another story.

While listed, and potential buyers were walking through, there was a note stating that the chandelier in the entry way in this house was to be replaced.

When we did the inspection my buyers found that it had been replaced with this.  The problem is obvious.

Apparently someone had at one point used bulbs with too high a wattage, and burned the fixtures out.

See how the plastic "candlesticks" are singed?  And how one had been burned so much the fixture melted to the point that a bulb could not be screwed in?

Would you want that to be the fixture that conveys when you move into the house?

My recommendation:  if an appliance or light fixture is to be replaced, make sure what the replacement will be.  At the point when the home inspection takes place, if the replacement isn't satisfactory, as the one in the photo proved, what is to be done?  It's simply best to avoid any issue altogether and simply replace the fixture in advance of any sale.  But, if a fixture is to be replaced, why replace it with one that is obviously damaged?

Oy vey.  How unethical.  That is not appropriate nor sufficient.  I'd be demanding either suitable replacement or large credit for a new one (including labor for replacing) and I'd be suspicious of what else they are hiding.  I wouldn't trust them.

If the original fixture does not convey... they should at least replace it with one that is in good

Maybe they thought those were real candles!

They had a disposal leak that was so small they won't believe my report, Wayne.

Gotta wonder if they noticed it as it was happening S&D.  What do you bet?

Belinda - I would not let my clients turn on the light!  Not knowing if it was a booby trap the switch never got turned on, and reported that it never got turned on!
