Thinking of Selling Your Home? Great Reasons Not To FSBO {Infographic)

Have you been thinking about selling your Charlotte, North Carolina metro area home? Have you been tempted to be a FSBO (For Sale By Owner)? It's tempting, I know, when the market is hot and it seems that all you need to do is put a sign out in your yard and your home will sell. The infographic below paints a clear picture why you should THINK AGAIN if you've been tempted to be a FSBO seller.
The days of selling your house by just putting up a sign and putting an ad in the paper are long gone. Having a strong staging, pricing, and internet marketing strategy is crucial to getting top dollar for your home and to selling quickly. How will you accomplish this on your own? And we haven't even got into the issue of legal documents, disclosures and seller liabilities... (all of which seem to increase exponentially each and every year).
And if you sell your own home to a buyer who is represented by a Realtor®, it's important to remember that agent is representing the best interests of their client only (the buyer's) and has no obligation to represent any of your interests in the transaction. Why would you want to compromise your negotating leverage that way?
Still not convinced you shouldn't FSBO your Charlotte area home?
Here are a few more reasons to consider listing with a Realtor® experienced in representing home sellers:
- Buyers want to see homes on their schedules and not yours. A Realtor® will show your home when you aren’t available to do so, will respond to inquiries from potential buyers or their agents, and will get feedback from prospective buyers or their agents. And keep in mind that when you are the one responding to inquiries about your home you may be giving away information to a prospective buyer that jeopardizes your negotiating leverage, all while you're thinking you're being helpful and friendly.
- Most home buyers prefer to look at a home in private and without the seller being present. When you FSBO, how will you accomplish that? Will you leave your home and leave a total stranger on his/her own in your home? And even if the buyers says he/she is ok with your remaining in the home, if you are alone or a young mother with little children, are you willing to risk letting a stranger come into your home?
- How will you ensure security of your home when you FSBO? Do you know who is coming through your door? Are they legitimate and qualified buyers or are they "casing your home?" If a prospective buyer calls and asks to see your home at some specified time and you answer them by saying no one will be home at that time you may be giving someone whose intentions are more nefarious information they really shouldn't have about your home.
- Security issues aside, how do you know any prospective buyer is qualified to buy your home? Realtors® vet their buyer clients ahead of time before they show properties. Why would you waste your time showing your home and negotiating without knowing just how qualified a buyer might be?
