Is a Buyer Consultation REALLY Worth Your Time?

So, you are in the market for a home.

You've decided you want a 3BR/2BA, ranch, brick home with a basement and fenced-in back yard.

You have received a pre-apprval letter from your mortgage lender that you have the green light to purchase a home in your price range.

You are searching all over the internet at homes for sale.

The time has come to view the homes.....but who do you call?

Well...this is where having a Buyer's Agent will come in quite handy.

However, there are a few requirements we have before running out to show you homes on the market.

We do require to see some sort of pre-qualification letter from your mortgage lender. This is something that we require because we want to make sure and show you homes in your price range. Yes, it is fun to look at really expensive and beautiful homes, but it is a waste of your time and your agent's time to look at homes you are not approved to purchase.

Getting pre-approved is quick and painless and can be compelted over the phone in a matter of minutes.

Our biggest requirement is a Buyer Consultation. This is something that can be the biggest determining factor in finding the perfect home for you.

Here are the 4 ways a Buyer Consultation can help you throughout your home-buying process.

Benefit #1

You learn the home-buying process

When working with a Buyer Agent, you also get a coach. This coach helps walk you throuh, and guide you through the home-buying process. There are many steps and many tasks that need taken care of during this time. Your agent will help keep you on track and advise, when needed, on what the next steps are on  your journey.

Another perk of working with a Buyer Agent throughout this process is that you will have access to a list of locally trusted vendors to assist you when you need them including inspectors, appraisers, and mortgage lenders.

Benefit #2

You get to know your agent.

If you spend time calling the name on the sign of the home for sale, you get an impersonal showing from someone that does not know, or have your needs as their number one priority. Sitting down with a Buyer Agent allows you to get to know them and for the agent to get to know you, your family, and what is most important to you in your next home.

Having someone by your side and in your corner throughout this process can prove to be your best asset.

Benefit #3

You get to look at homes in one centralized location.

When skimming through the internet, buyers sometimes can get confused and misdirected while surfing through third-party websites that contain incorrect property information and statuses. Your agent will pull up all properties actively on the market that meet your needs. This will allow you to look at all of the homes in one sitting and compare and contrast.

Benefit #4

You will save time.

In many instances, home buyers will start the home-viewing process and really have a hard time narrowing down their options. Your Buyer Agent will do their best to show you the fewest number of homes as possible. Their goal is to find you the perfect home in the shortest amount of time. This saves you time and money in the long run. Your agent does not want to show you homes that do not meet your wants and needs. This is one of the main reasons for doing a Buyer Consultation with your Buyer Agent. They know the exact questions to ask to narrow down your list of homes you think you are interested in.

Just like having a medical procedure done by a doctor prior to going into surgery, the same principals apply when working with a Buyer Agent. You want to know exactly what your gameplan is when you get into the field. You want to know each step and each move and have access to the best resources available. This is possibly one of the largest purchases you will make in your lifetime. You want to be sure to have proper guidance and coaching.
