We all have it happen sometimes, we take a listing and it has odors.  Buyers turned up their noses during the showings, the agent gives the feedback that it stinks.  You give the feedback to the seller and they do not understand, they do not think it stinks. 

It could be  pets, food, mold, smoking or a number of things.  Try to treat it with a professional deep cleaning or a do it yourself nontoxic fogger like DynoFresh that hold fully will neutralizes odors.  Air freshers, not so much will fix the problem long term.

Will, air fresheners will make it even worse!  And if they can smell it, we can't sell it!

Air fresheners are always a red flag for us. This is the #1 reason many of our Buyers walk out of a house! A stinky house is a huge turn off and if it's due to smoke-forget it!

Hi Will -- as Barbara Todaro says "the eye buys" but the nose along with the other senses certainly come into play in a real estate transaction.  This or any similar selling hurdle needs to be discussed and addressed upfront before anyone steps inside the front door.    Good luck.

Good Blog Will Hamm.  That is true that air fresheners do not work, as they then become '2' odors, and I think it depends on the odor, i.e., smokers, food odors, dog or cat odors, etc., as some seem worse than others!  It's tough when you've done major cleaning, and someone walks in and still smells something.

Good morning Will. Stench is tough. When you live with odors you don't smell them. It is about making the home salable. That is how I would approach it.

I took on a listing last year and one of the comments from some of the open house visitors was that it smelled like cigarette smoke. The sellers had never smoked and were the original owners of the home. I had never once smelled any smoke odor anytime I was there but it was a feedback we got from a handful of potential buyers. So we put air fresheners in throughout the house and never heard that complaint again. It was the weirdest thing.

There have been times my buyers take one step and they're out. Don't want to go in and view. So, it could hurt Sellers for a potential buyers future home. It could be the one!
