Getting the Most Out of Your Home Sale in Scottsdale/Fountain Hills

If you are selling a home for the first time or the 100th time, you may be unaware that you are missing out on opportunities to get the most out of your home sale.  Here are some proven tips, tricks, advice, and best practices that can help you take advantage of every opportunity to sell quicker and profit from your sale. 

 

Making a Great First Impression

When showing your property, there are many things you can do to improve upon the first impression potential buyers get. You want to make the home attractive, appealing and memorable. You want to allow people to imagine their own lives fitting snugly inside the home, as opposed to giving them preconceived notions about what the previous family was like. You can accomplish this in a myriad of ways:

Decorate the entryway with a wreath on the door, potted plants, a well kept lawn and an open and airy foyer. You may want to place your flyer, a welcome message, snacks or refreshments near the entrance to the home so buyers feel welcome and happy as soon as they enter. 

 

Open the blinds and curtains to allow natural light and sunshine in. You want the home to be brightly lit, so make sure to have lights on in each room with light or sheer shades. Add some fresh flowers to brighten each room.

 

Remove knick-knacks, furniture, family photos, objects in closets, electrical cords and pets. Make sure each room is open with space to move around. Keep just enough furniture that the home doesn’t look empty, but that the rooms can look larger. 

 

Clean, clean, clean! Kitchens and bathrooms can make or break a decision to buy. Clear countertops, re-grout tile, wax floors and make sure everything smells fresh and clean.

 

Targeting the Right Buyers 

Remember who exactly would fit best in the home. 

If it’s a family home, make it look loved and highlight things like a large backyard, extra bedrooms and bathtubs or a renovated basement for playrooms. If you’re targeting Millennial’s, remind them that there is nearby night-life, that 3rd car garage for the extra adult toys or a bonus room for a home office. 

That also goes for 2nd home buyers. If you are selling a home in the Southwest for example, highlight the western look or the outdoor entertainment spots. If views are the reason you bought the home in the first place, make sure you show those off as well.  If you are in the mountains, highlight the log porch or rock fireplace. Only show off your décor as a selling point if it stays with the home when you sell it.

You will spend less time doing research and fumbling through the process if you have an expert to help you. A REALTOR® will guide you, market you and get you the results you are looking for. 

In some cases a REALTOR®  will advise you to hire a Certified Home Inspector to look at your home before you list it. You may find you have cracks in the foundation, termites, leaks or any array of problems that could hurt your sale. They may also advise you to get these issues fixed before listing or else you may have to sell for a lower price (or not at all if a buyer is getting financing).
