Since late 2013 the teens (+17%,+14%,+11% price increases) enjoyed during 2013 through 2015 have risen to a smaller return. These neighborhoods are mostly residential. Some are close to high tech manufacturing and midpoint between Fremont and west Silicon Valley. This is an important consideration if two income wagers head two different directions needing to live midway.
Schools are above average especially in 95132 Piedmont area. Except a few pockets of newer development of modern homes on smaller sized lots, they are mostly tract homes built around 1970s through 1980s.

We have a fantastic real estate boom in Silicon Valley since last quarter of 2011. It has been this way over 5.5 years.
The market momentum chart below seems to suggest it will be the same in the immediate future. No one is anticipating major layoffs at least not anytime soon. The Brexit worries will not cause a major problem to affect real estate prices as the local economy is strong.
