We had quite a few closings this week, bringing the total of sales for June 16 to 97, a 7% decrease from the 104 posted in June 15. It is possible some agents may still have a few closings to post, so we’ll see where we end up next week. Most of the activity this week was in condos, although there were 4 closings in residential. Not too bad for a the week preceding a holiday. Here is your update:

New Listings:

Alii Kai 9D last sold for $107K in 10/98 and is priced at $365,700.

Nihilani 29B sold from the developer for $604,500 in 6/06 and is now listed for $629K.

Back on the Market:

Hanalei Bay Resort T33 returned to the market still priced at $569k after going into escrow on 5/13. The last purchase was for $379,367 in 6/03.

Emmalani Court 110 went briefly into escrow while priced at $1.245K then came back on the market a few days later. The last sale was for $1.079M in 8/14.

Contingent:

Kaiulani 7 found a buyer while priced at $1.399M after 216 market days. The seller bought this unit for $1.350M in 9/15.

Also going into escrow is Kaiulani 15 with a list price of $1,599,990 after 503 days on the market. The prior purchase was from the developer in 12/07 for $1,856,930.

Sales:

Villas on the Prince sold for $657K while listed for $699K. The seller paid $650K in 3/04 for this unit.

Emmalani Court 525 was listed for $599K and sold for $550K. The most recent sale prior to this was for $475K in 6/09.

Expired:

After being on the market 83 days, priced at $690K, Emmalani Court 325 expired. This unit was purchased by the seller in 6/09 for $390K.

Price Changes:

Alii Kai 5202 is now $642K after an unusual reduction of $7,957. The prior sale was for $405K in 7/03.

After that strong condo showing, we now move on to Princeville single family homes which had far less new activity:

5070 Kamamalu Loop went into escrow while priced at $679K. The prior purchase was for $850K in 5/08.

Sales:

With a list price of $1.2M, the home at 4066 Aloalii sold for the full asking price. The seller bought land to build this home in 8/03 for $325K.

3957 Aloalii was listed for $1.995M and sold for $1.750M cash after 15 days on the market. The prior sale was in 7/94 for $1.144M.

Purchased in 7/07 for $750K, 3814 Makani Kai Place sold this week for $630K with a list price of $639K.

Priced at $835K, 4944 Emmalani sold for $815K. The previous sale was for $315K in 8/99.

Withdrawn:

After 194 market days with a list price of $895K, 4884 Pepelani Loop was withdrawn from the market. In 2/11 the seller paid $545K for this property.

Price Changes:

3950 Aloalii Drive reduced by $100K and is now $1.150M. The seller paid $525K in 5/98.

Now priced at $789K, 4018 Kaikioewa reduced from $799K. This home sold for $770K in 6/07.
