Should a Seller fix the little things or set the asking price lower?

Reduce the asking price below asking or fix some little things a home needs? That is the question from a Manchester NH area home seller. Back last winter his agent told him to put it in on the market for a low price and do not bother to fix anything.

 

Here we are in the middle of Summer and the home has gone unsold.  My first question was what repairs were needed. The second question is how did they arrive at market value and how much did they deduct for repairs?

 

Now that the home expired, I can go take a look this week. Reviewing the MLS the home is over priced. Listing it as being sold "As Is" probably scared away more buyers than they attracted. One red flag was MLS photos should show the home in the best light, what few there was, showed off the bad and none of the good.

 The hard fact is do not choose just any agent, choose the BEST agent for the job. This Seller chose what was perceived to be the biggest agent. They did not get the service or advice needed to sell the home. Some fresh paint, fixing a dripping faucet, replacing torn screens, removing extra "stuff" all ads value. They were happy I had some tips on what the right way" to go is.

Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.

Many buyers these days seem disinclined to do a single thing, either from lack of time, interest or lack of skill.  Even painting is viewed as a large hassle by many, at least in our market, so the price must reflect the "hassle factor," not just the cost of repair.  Good luck with the listing!

Sometimes I wonder if listing agents are afraid to advise their sellers about what they need to do to get their homes sold for top dollar.  I think being upfront and honest is the best approach.  I'm sure you will guide them down the right path.

I try to encourage sellers to fix the little things.  It is big ticket items where they are unlikely to get their money back, that I don't recommend!

Fix what needs fixing.

1. If you don't do the fixing, it sends a message to potential buyers that the home has not been well maintained.

2. If you don't do the fixing, potential buyers will want a lot more off the price than it would actually have cost you to do the fixing!

Exactly Doug Rogers , i went over to the house today, went over a list of what to do, what must be done and how much to deduct if some things were not done. They have a realistic feel now for values and sales prices.

Susan Haughton here buyers that dont mind doing the work want a deal. Other buyers are just happy to even fnd a home in this price range and dont mind doing anything to get it. Interested to see how it shakes out when we get it on the market

Belinda Spillman they sure are. The seller said they met with 3 agents, none of which commented on what it needed, what should be done or how to proceed. I told them i tell it like it is as that is the only way to address it so we can get the home sold. They loved it

Even if fixing the dripping faucet and the other minor repairs doesn't increase dollar value, it does take away distractions and makes the house more sellable!
