Buyer's before you hire a home inspector ask will they do a reinspection!

I often strongly encouraged my buyers to get a home inspection.  A buyer should have a home inspection performed on a house that is considered new construction.  New does not mean no problems.  I can relate some 1st hand accounts of serious defects that was found in a "new construction" home.  However the purpose of this posts is to inform buyers and other buyer's agents is that before their buyers hire a home inspector they should ask whether that particular inspector will perform a reinspection.  Let me explain when a reinspection may be necessary.  The home is inspected and the during the inspection plumbing leaks, missing roof shingles and bad electrical grounds are found.  In some cases the seller opts to repair or have someone repair these items for them. To ensure that the repairs are done properly the buyer would likely have the original inspector reinspect the repairs to be sure these items are actually repaired and repaired correctly.  Recently a local inspection company said that they will not do a reinspection on something that they said needs repair because of liability issues.  This puts the buyer in a bad position now having to find another resource to do a reinspection.  I find this unacceptable.  Sure there are times when a specialist like a structural engineer is needed.  But items that does not require the need of a specialists should be reinspected by the original inspector.  So buyers ask pertinent questions prior to hiring your next home inspector.
