Consumers these days taking a more active role in creating marketing content with their own brands. The challenges facing business people like you and myself is we all realize the needs in social media. We do not understand how to approach a potentially huge market. The rules are constantly changing. Sites we join and feel comfortable kept getting sold or disappear. My Trulia blog site was sold to Active Rain. Redfin local blog, all blogs with 305 outstanding kudos between clients and realtors are deleted for good. The management smelled that realtors who have a good relationship with clients are taking business away and they want their blogs to reflect company preachings.
We have passed the BBS, AOL, CompuServe infancy trial days with dial-up service. MySpace and Linkedin adolascent stage with tedious modem. Now with Twitter, FB we began to appreciate how powerful it is to engage ourselves in front of FB, Twitter etc on mobile devices. My website shows slower speed at device level with a Google speed score of 52%. Don't forget Yahoo and Zillow both are rated almost as poorly at 67% and 58% respectfully. Our AR receives even a lower speed on mobile and desk speed of 63% and 77%. We all need to work on our coding technology.

Real estate social media use
While I have just started using AR blogs and try to use FB, Google+, Linkndin, Printerst and Twitter on my blogs, I forget to post blogs on my own website until recently. To create a bunch of instant friends online has always been my problem. My experience with Linkedin is I still have 120 mortgage friends and people I do not like wanting to become virtue friends. I have in house lenders already can not have all lenders and 150 other realtors selling each other similar service.
YouTube, is a video site, often a stand-alone elements vs. integrated social media system. I prefer a professionally done script. For the 3.03 minute video it took four hours to write the script, about 3 hours of filming, use take 2, cut, use take 3 for interruption. For outdoor videoing, wind howling effect and traffic noise, fend off nosy visitors are the detractors. That took about 1.5 hour of setting up camera for a few seconds of video.

This sale video filmed several years ago demonstrated a systematic way of understanding and social media, involving both traditional and blogging digital content. It got 1,555 views. It produced a few serious calls because it combined a mailed flyer with a domain for someone to view. I can not quantify where or what triggers the transaction often a combination of several attributes. There are numerous short sales videos on YouTube, and millions other realtors websites. Most video is home-made turn off mandate one to sell, sell, and sell. While other agents claim their video produces an instant sell ($). I think mine is a combination of several things like skills, newer technology, traditional contact, and traditional marketing that result in an interest to list or purchase from me. Social media is another tool to reach out to more audience. Then, I succeed with several insights and lessons related to the merge of social media into a real estate business marketing.
I may wish to acknowledge the distressed property owner is one of the top agents in SF Bay Area and other property owner at the end of video is the photographer's wife who was feeding us the scripts. I hope to do more video in the future. The next hot social media is a matured virtue reality or augumented reality interact with prospects in a positive way with visual, smell etc. It may be coming sooner than one think.
