Well it’s that time of year again; time for a bologna sandwich with homegrown tomatoes and time to review the numbers for the second quarter of 2016. The way I see it both things are fantastic. This Franklin Tennessee market is booming with no end in sight. So you ask “Terry why are you eating bologna?” Well I’m a simple man with simple tastes, is my best answer. Okay let’s get to it, the market is crazy, multiple offers, sales are bound prior to homes hitting the MLS and Realtors are knocking on doors looking for property to sell. That last one is not “ME” but it happens. So it should be no surprise to see that the list price to sales price ratio is averaging 99.92%. Wow, right; well my buyers aren’t so thrilled but there are still properties that need TLC so that’s where we have to go for value. Navigating this market requires some expertise so hire a Realtor please.
Here are the stats for a few of my favorite neighborhoods. Westhaven: 45 homes sold at an average price of $672,322.
Fieldstone Farms: 20 homes sold at an average price of $493,630.
Ladd Park: 18 homes sold at an average price of $474,797.
McKays Mill: 17 homes sold at an average price of $428,556.
Corner of Split log and Wilson Pike comprised by three neighborhoods Northumberland, Inglehame Farms and Taramore: 8 homes sold at an average price of $705,613.
