Smooth Sailing From Contract to Close on This Manassas Short Sale

Yes, you read that correctly.   From the moment I took this listing at 9625 Janet Rose Court, I knew it would be an easier Short Sale than some I deal with.  It wasn't the banks I saw on the mortgage statements, which were Ocwen and SLS.  Nope.  Ocwen can be brutal and SLS has some bad online feedback about their Short Sales.  I disregard that stuff because bad feedback is so easy to give.  Positive feedback, not so 9625 Janet Rose Court in Manassas sold for $425,000 on July 7th (2016)much.   What made me think this was going to be easier than most was that my Seller had already gotten his Request for Mortgage Assistance and supporting financial documents to the banks.  

On April 21st (2016) this four bedroom single home in Manassas listed for $425,000.  Surprisingly, we had three offers within the first two days.  All were at full price and the offer my Seller chose didn't even expect closing help.  Very refreshing on a Short Sale where a lot of buyers tend to think that the mortgage companies approving a Short Sale hand out cash to buyers like grown ups handing out candy to kids on Halloween.  It is a fallacy that Short Sale banks are willing to accept less than market value on homes or that all banks will allow closing cost help.  

Morning Room Contract ratification (the date Buyers and Seller agreed to contract terms in writing) was April 24th.  That started the Seller's side quest for Short Sale Approval.  I got the contract to both banks and in just under six weeks, we had both banks approval of the Short Sale.  So the Buyer's side to get inspections and appraisal done started.  All very uneventful.

On July 7th, this Short Sale closed for full list price of $425,000..  No drama, no delays.  It was smooth sailing from contract to close on this Manassas Short Sale.

William Feela --I might be able to say that in 2020.  More likely 2021 or 2022 if things continue to improve.

Hey Chris Ann: It's not an accident that you were able to close this short sale so quickly from inception and negotiate that approval letter, especially for a dual lender situation with Ocwen and SLS, because you have the kind of expertise in short sales that other agents do not.
