2016 Mid-Year Market Update
This is a real estate market activity report for the Daisy Villa neighborhood for the first six months of 2016. In this report I will share information regarding homes for sale, in escrow and closed between January 1 and June 30 along with sales results for the same time period for the previous two years. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions.
The Daisy Villa name has its origin from two streets in the neighborhood - Daisy Avenue and Villa Street. Primarily single level, the homes were built beginning from the 1920s to the 1970s on tree-lined streets in a variety of architectural styles.
For purposes of this report, the boundaries I am using for the neighborhood are Sierra Madre Boulevard as the western and northern borders as the street curves past Victory Park and Pasadena High School. The Southern California Edison(SCE) right-of-way is the eastern border while the Foothill(210)Freeway marks the southern border.
Daisy Villa is part of Pasadena zip code 91107 and offers a choice of multiple parks within easy access of homes in the neighborhood which I believe enhances the neighborhood appeal. This includes Victory Park(home of the popular Saturday Farmers Market) along with two smaller parks as well as the off-leash dog park Vina Vieja on East Orange Grove Boulevard. Among its many other attributes, Victory Park is also home to Showcase of Rose Parade Floats where thousands of people view the beautifully decorated floats after the annual Tournament of Roses Parade held each January.
Shopping, dining, recreation and entertainment are easily accessible from Daisy Villa as is the Foothill(210) Freeway and a Gold Line light rail station at Sierra Madre Villa.
There is currently just one Daisy Villa home for sale. It is a home that has been extensively renovated(selling earlier this year) with three bedrooms, two baths and approximately 1958 square feet priced at $1,250,000. There are two homes in escrow. In the first six months of 2016, there have been nine mls-reported closed transactions ranging from $661,400 to $960,000 with an average sales price of $802,100(median sales price $812,000). They have sold at 99.49% of last list price and for $469.37 per square foot on average.
In the first six months of 2015, there were four reported transactions ranging from $525,600 to $1,150,000 with an average sales price of $802,650(median sales price $802,650). They have sold at 101.48% of last list price and for $503.13 per square foot on average.
In the same January through June time period in 2014, there were sales reported ranging from $537,500 to $903,000 with an average sales price of $726,898(median $742,944). They sold at 101.54% of last list price and for $438.69 per square foot on average.
It should be noted that home sizes can vary greatly in this neighborhood as there are still many homes that are smaller and older while others have been extensively remodeled and expanded. For both prospective buyers and homeowners thinking of selling in any Pasadena neighborhood, a closer look and analysis is necessary than possible in this relatively brief report.
