Hope you had a wonderful 4th of July. It was a week more for celebrating the holiday than buying property, as there were no new escrows in condos or houses and only 3 closings in homes. Here is your update:

Emmalani Court 524 came on the market priced at $540K since selling for $380K in 4/12. Emmalani Court 214 is also newly listed for $629K since selling in 12/14 for $479K.

Back on the Market:

Priced at $2.190M, Kaiulani 16 is back on the market after expiring. The prior purchase price was in 4/08 from the developer for $2,127,240.

Under Contract:

Nihilani 8C moved from in escrow to under contract and should be closing shortly.

Temporarily Withdrawn:

Puamana 8A was withdrawn this week while priced at $375K after 48 market days. The seller paid $322K in 1/04 for this unit.

Price Changes:

Kaiulani 1 had a price increase of $42K to $1.275M. The seller paid $1.195K in 3/13 for this town home when they purchased it from the developer.

Cliffs 3303 went from $475K to $449,900 and last sold for $315K in 10/04 as a leasehold converting to fee simple in 5/06 for $108,533. Plantation 912 was $529K. It reduced to $519K. The last sale was for $599K in 10/05.

Hanalei Bay Villas 1 is now listed for $595K after a $25K price reduction. It sold for $364,300 in 3/11 as an REO. Pali Ke Kua 237 reduced from $690K to $666K. The previous sale was in 2/05 for $750K.

4137 Nalani Lane is now listed for $1.125M. The last sale of this home was for $775K in 5/12.

Sales:

3781 Milimakani sold for $650K cash while listed for $679K. The seller paid $550K in 7/10 for this home.

4487 Emmalani Drive closed at $537K while showing a list price of $1,014,900 and zero days on the market. The seller paid $395K in 10/99. It was foreclosed on by the bank in 5/10 and is an REO.

4076 Kekualike closed at $1.525M while listed for $1.595M. The prior purchase was in 12/06 for $1.525M.

Price Changes:

4096 Aloalii is now $998K, down from $1.1M. The last sale was for land in 10/00 for $125K. 4140 Liholiho is now $647K after an $18K reduction. The seller paid $895K in 10/05. 5019 Iolani Place was $875K and made a small reduction to $870K. The seller paid $895K in 10/05 for this property.

June 16 slightly underperformed when compared to June 15, posting 99 sales which is 4% less than the 104 sold in June 15. According to Jonathan Smoke, chief economist for realtor.com, “the residential real estate market should continue to see growth throughout the summer despite some growing economic headwinds.” It’s been a slow start to this summer so we’ll have to wait and see what July brings.
