When making a choice as to what agent or agency to hire to sell their homes, the majority of luxury real estate sellers ask for a recommendation from trusted friends. If their friends don’t have one, then they will look for a brand they recognize and trust.

 

This applies to choices we all make in general, whether it is a professional service or a product we are looking for. Here is an example:

 

We had heard that Chilean wines were making a name for themselves in Europe and in the United States for their excellent wines. We went to our local wine store to educate ourselves on the latest and greatest Chilean wines.

 

As we were looking over the Cabernet Sauvignon shelves, we noticed a stack of cases made of wood nearby. Within these wooden cases, bottles of Cabernet Sauvignon were displayed on their sides instead of upright.

 

Usually only the most expensive wines are packed that way. The wine label identified it as a Chilean wine from Chateau Lafite Rothschild. Chateau Lafite Rothschild is a storied wine brand known for its excellence and quality wines. When we saw the care in packing and the brand name, it was a no brainer to try this wine. The price was very reasonable at $13.95. We knew we could count on the brand, the wine was outstanding, and we promptly bought more.

 

The moral of this story is that a brand is a trust mark more so than a trademark. Build a reputation of trust, and let your packaging tell the story of the quality your potential clients can expect when they work with YOU!

Joanna Cohlan we were both over the moon after tasting the wine.  Of course, Lafitte would do a wonderful job if they put their name on it.  The logo was also imprinted and raised in the glass, and the label was high quality.  If you consider that a good quality bottle and cork cost aroung $3 bucks a piece, they did not skimp, and this attention to detail promises the day when this wine will be worth the investment.  A

Olga Simoncelli we went to some of those parties.  I remember sitting in a restaurant with a group that was ordering Ramey Vintage Cabs and I think they have 2 or 3 per person...Ramey is one of the best in Napa...I ended up taking 3 home with us unopened...people ordered just to say they could.  And the Crystal flowed also...A

Sounds nice! It was actually Carrauades de Lafite; not quite the same and not at parties, we ordered it for personal use. One of my bosses used to give us Crystal for Christmas... champagne was never the same after that.

That's why people pick up brand name over-the-counter medicine which may be double the price of a local store brand!

Great analogy and I love the idea of a "trust mark."  Although I am not much of a drinker, when I do drink, it is usually a Chilean cab.

Thanks for sharing Ron and Alexandra Seigel - I agree with much of your insights, however IMO not all Brand names offer the best ;) , It still comes to down to individuality and ones own reputation AS a product/member within that brand.

Jennifer Mackay there is no argument here that not all brand names deliver, and we have worked with many independents to challenge those brands.  In the eyes of the consumer, they often would rather have the brand name sign in front of their home rather than the one perceived as ordinary.  One of the agents we know is an expert on all things to do with horses.  She lost out on a listing to another agent who knew nothing about horse.  This agent got the listing on a major equine property because of the brand...You can challenge them, and you have to look better than the brand.  We did that with an agent in Ocean Reef Club in Key Largo...A

This isn't exactly true in my area - we have more independents than national brokers, as well as quite a few discount brokers - so being a national branded agent isn't always a win/win here


Being a locally known agent does help however

Nice analogy. Then again, I'll admit to having been the second or third agent in on many a luxury listing where the seller was initially seduced by the "brand" name that didn't get the job done.

Nina Hollander I have seen many seduced by the "brand".  And I have seen capable agents being turned down because of the impression their brand had in the scheme of all things luxury.  One of our clients when told by one his longtime buddies that under no circumstance would he list his $12million home with him, if he remained with the brand he had started with.  That day our client tended his resignation, changed companies, and subsequently sold the home...Perception is a big part of the decision...A

Amazingly, I've often found that home owners of the more expensive properties in Charlotte do less research than those of more modest homes and depend more on "brand reputation." Then they find out that those old, long-standing firms are marketing like they did 20 years ago.
