Buying a House in Sacramento Sight Unseen

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

Buying a house in Sacramento sight unseen is not only a common occurence for the investors of roboagents, but also some home buyers want to try it so they can submit more than one offer on a variety of houses, which could be prosecutable if the sellers cared to pursue it. It's unethical for the agents whose buyers can't afford to buy more than one home, at the very least, yet it goes on because there's a buck to be made.

The roboagents who represent large investors churn out purchase offers like clockwork on a regular basis, and they could give a hoot about the ramifications to anybody else when they later cancel. You can read more about this in my personal blog today at this link: Buying a Sacramento House You Have Not Seen.

Soooo different in the more conservative midwest...very rare to get a sight unseen offer...we did a couple years ago...and thankfully, they are still "happily ever after !"

Good morning, Elizabeth -- have you noticed in your multiple listing agent only remarks "no blind offers" language?   It's happening here.

Sally K. & David L. Hanson We're not really all that "wild" in Sacramento. This is a town very much like the Midwest except we have nicer weather. And more politicians.

Michael Jacobs I have not seen "no blind offers" verbiage but it's a good idea. You would not think that you would have to beg a buyer to please go tour the home in person. However, I imagine nobody would notice it because so many Sacramento agents do not "bother" to read the confidential agent remarks . . . at all.

What an interesting concept Elizabeth. Your blog and Michael Jacobs comments are new to me. I learned something.

Elizabeth sadly this is because of all the "multiple offer" situation and also the advent of DocuSign and similar platforms it is easy to submit an offer, needless to say in my world good agents require that the buyer or his representative have actually seen the home...Endre

I am suspicious it happens here too. But it's so wrong and I really don't know if Buyers are using multiple agents to make offers on different properties or are there a select group of agents who do this routinely?

I couldn't do that.

Good morning Elizabeth.  I've never sold one of my listings to anyone sight unseen, though I've had my share of offers.  They always seem to fall apart for some reason or other.  I have, however, represented a number of buyers in such situations that did work out OK.

I don't think I could stomach buying a house sight unseen at a foreclosure auction, or any other way.  The risk is too great.

I like that comment left by Michael Jacobs .  I like the idea of that "No Blind Offers" clause.
