Here we are at the halfway mark and 40 dales have been posted as we try to meet or surpass the 98 sold in Jul 15. There were no sales this week but condos did their part with 4 new units going into escrow. Here is your update:

New Listings:

Kaiulani 2 sold for $1.305M from the developer in 2/13 and is now listed for $1.349M.

Pali Ke Kua 1 is a newly listed leasehold unit for $274,500. This is a bank owned property being sold at auction with no contingencies allowed. The last sale was in 4/06 for $379K.

Nihilani 32B on the market for $599,900 since selling for $525K in 2/16.

Back on the Market:

Nihilani 7C unfortunately fell out of escrow and is back on the market still priced at $679K. The seller bought this condo from the developer in 4/11 for $470K.

Contingent:

Alii Kai 10B wasted no time in going into escrow, doing so in 30 days while priced at $362K. This unit sold in 1/05 for $466K.

Mauna Kai 6B was priced at $439K, when it went into escrow this week. The prior sale was for $245K in 5/02.

Hanalei Bay Resort 1105/6 found a buyer while listed for $615K. The last sale was for $495K in 12/07.

Puu Poa 114 is in escrow while priced at $1.1M after 142 days on the market. The prior sale was in 9/12 for $870K.

Expired:

Nihilani 8B expired after 365 market days with a list price of $625K. The sellers paid $370K in 2/10 for the unit.

Withdrawn:

Kaiulani 73, priced at $815K, was withdrawn after 211 days on the market. The prior purchase was from the developer in 4/07 for $863,540. Listed for $665K, Cliffs 9302 was withdrawn after 189 market days. The seller paid $205K in 9/99.

Temporarily Withdrawn:

Puamana 7B had been listed for 43 days when it was temporarily withdrawn while listed for $382,500. The sellers paid $420K in 9/07 for this unit.

Price Changes:

Kaiulani 16 was purchased from the developer in 4/08 for $2,127, 420. This week it reduced from $2.190M to $1,999,900. Mauna Kai 6A is now $445K, after making a negligible $4K reduction. The unit cost $216K as a leasehold in 12/18, and was converted to fee simple in 4/82 for $180K.

Now on to your Princeville single family home update, which only had two new listings- nothing else!

Priced at $1.195M, 3887 Punahele is now on the market. This home was purchased in 11/10 for $680K. It was last listed from 3/07 to 3/08, starting at $1,999,500 and reducing to $1.750M during the life of the listing.

4171 Kamalani Lane sold for $750K in 11/15 and is newly listed for $1.250M.
