Pool protection...it's more than cleaning & chlorine!

Here is a great piece of advice that I give to my present and future real estate clientele about swimming pools.  This comes from my unique perspective in having a property and casualty insurance background.  Please feel free to like & share:
 
Did you know... that if you are looking to buy a home and a pool is a must have on your wish list, you need to check your liability limits on your homeowner's insurance quotes?  Most home policies come with about 100k in liability coverage.  That may seem like a lot of money, but in the event that someone sues you over a pool incident, your coverage is very inadequate and leaves you susceptible to potential lawsuits, liens, judgments and financial crisis.  Does this mean no pool?  No way!  Especially if you live in the Greater Houston area; let's face it, it's too hot out here not to have a pool!  Swimming pool protection is more than just cleaning and chlorine.  It has to include sufficient liability coverage to protect you!
 
Many people do not realize how inexpensive it is to increase your liability coverage.  In fact, with some companies you can increase your liability limits to 1 million for less than $3.00 per month.  If that isn't enough you always have the option to purchase a blanket liability umbrella policy with even higher coverage limits.  
 
So, let's find your house with that pool so you can jump right in.  Just don't take a dive off the deep in without adequate liability coverage in place!

Great point Sherry. If you have a pool you should use it for fun and it's no fun to not let anyone else use it because of liability concerns. Safety around the water is never a guarantee and it is important to be prepared.

Exactly Cody!  Plus, even if you do not use your pool for entertaining there is always a chance that someone may use your pool without permission while you are away.  I have seen this happen in homeowners claims and the person involved gets injured or drowns and that person's family member sues the homeowners even though permission was never granted to use the pool.  Always better to be safe with liability coverage than sorry!

Sherry McNabb I was a swim instructor contracted by a company with insurance in the past. I would go do lessons at a customer's home. Even hiring a pro with insurance to step into your pool was a liability. Nothing came of it (I was smart enough not to get into gross or poorly maintained pools), no one ever got hurt. But if I got hurt and my company insurance had to cover a claim, no telling who they will sue. All the more reason when people you paid to show up are even a risk.
