Magnolia PointeMagnolia Pointe subdivision is one of the guard gated communities in Clermont FL that is conveniently located W of FL Turnpike, E of HWY 27 , close to Winter Garden.
Behind the gates of Magnolia Pointe, you will find not only moderately priced Single Family Homes but also townhomes and Estate Homes which have a second gated entry.  Residents who do not have private boat docks can take advantage of the community boat dock that has access to Johns Lake. Although Magnolia Pointe Subdivision in Clermont FL is off of HWY 50,  homes are situated far enough from the busy road to provide quiet living for the residents.

What’s the Neighborhood Like?

The single family homes you would expect to find for sale in Magnolia Pointe Subdivision Clermont FL  34711 are generally going to be between 1500 square feet to over 5000 square feet of living space. Most Estate Homes offer over 3000 square feet, some with lakefront lots, some with lake view lots and others with interior lots.  Homes were built starting in  early 90’s to newest townhomes in 2016.  Magnolia Pointe Subdivision Clermont FL offers a community pool, playground and a community boat dock.  You could find single story homes as well as two story homes with attached two to four car garages. Townhomes here are one or two story and also offer attached garages. This is the only community that offers single family homes as well as townhomes within the same community.  As  of July 2016, HOA fees for the townhomes are $265.00 monthly and include ground maintenance, pest control and roof. 
HOA fees for Single Family Homes are $134.00 monthly.

Beth Atalay - I like the comprehensive report you've provided on Magnolia Pointe and especially the photographs too! While some may get hung up on HOA fees, there is much value in it too! When you think about it, the HOA maintains half the value for the community which alleviates future financial obligation for homeowners.
