10 Free Ways to Give your Commercial Real Estate Listings More Exposure

Lashay Wright prompted me to write this in response to his request for getting the word out on a commercial listing he just listed. You can read his post here.

The Internet has allowed us the opportunity to give our Commercial real estate Clients properties more exposure than ever before. In addition to the pay sites, here are 10 places where you can give your commercial listing more exposure at no cost.

1. LoopNet - The basic service is free; however, in order to see all the listing a Premium Membership is required. There is no cost for adding properties. http://loopnet.com

2. Cyber Property Exchange (CPREX) - The service is free if you sign up as a Charter Member before June 30, 2008. http://cprex.com

3. Commercial Investment Multiple Listing Service (CIMLS) - Free membership required to list commercial properties. http://www.cimls.com

4. Property Line - Free membership required to list commercial properties. http://www.propertyline.com

5. CoStar - There is no charge or membership required to list properties on CoStar. Adding a listing requires going through an account manager at 877-664-LIST(5478). There is a charge to search and retreive listings. http://www.costar.com

6. Commercial IQ - Free membership required to list commercial properties. http://commercialiq.com

7. Simple, Site, Search (sibdu) - Sign up today for full access to the beta version of Sibju when it is rolled out this month. A "one-stop shop" for site and space searches in commercial real estate and corporate real estate. http://sibdu.com

8. Dealmaking - A free commercial real estate email forum for listing commercial properties. Requires signing up for accessing the list. Has over 55,000 members. http://www.dealmakers.net/mail/index.html

9. craigslist - Free site classified add site for listing just about everything including properties by State. http://craigslist.org

10. Active Rain Commercial Property Haves / Needs Group - Active Rain has a group for posting commercial haves and wants. http://activerain.com/groups/commercialproperties

11. NewsGroups - There are several commercial real estate NewsGroups which cater to listing haves and wants. Search the NewsGroups through your email software.

Michael - Did you happen to come across any sites that offer free demographics?  I found some things that was really a whole bunch of nothing or too much to sought through.  Please share.

Josette: Have you tried http://freedemographics.com? You can also get demographics from the Census Bureau site, but you have to reformat it, etc. Thanks for stopping by.

Great post, Michael. It's probably also worth mentioning Commercial Information Exchanges (CIE), which are the commercial equivalent to the MLS, and the primary place to list and search in many markets now. Here's NAR's list of established CIEs: http://www.realtor.org/cominfex.nsf Also, Commercial IQ allows you to send your listings to several other websites automatically each night: CIMLS, Google, Lycos, Vast, Oodle, etc. which is handy. There's also an export feature in case you want to pull your data out in bulk to send to one of the other services.

Paul: Thanks for mentioning CIE and Commercial IQ. In my market area there is a cost associated with CIE and of course Commercal IQ is a free service. It's also a good idea to sign up for the REALTOR® Commercial Alliance. They are not a listing service, but have some good resources. Thanks for your comment and for stopping by.

Renee: Commercial Source is another free resource. Yes, you have to be a memer of the NAR to submit listings to the site. Thank you for your comment.

Thank you for the list, I spent an hour on google yesterday trying to find exactly that data. In these times not everybody has a large budget for mrketing and these sights also sindicate to a lot of other sites. Hopefully someday I will be able to afford the subscriptions that a lot of these sites offer, but until then, FREE is always good.
