Market Report for the 92010 Area of Carlsbad Mid-Year 2016
The first 6 months of 2016 have been a relatively busy housing market, with some notable shifts from the same period back in 2015.
The 92010 area includes Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, and other areas to the west but east of El Camino Real, with a mix of attached (condos, townhomes, twinhomes) and detached single family homes. New homes are being built at Robertson Ranch but have not closed escrow yet.
SINGLE FAMILY DETACHED HOME SALES
79 single family detached homes sold in 92010 in the first 6 months of 2016, 5% more than the same period in 2015. The average sales price was $715,905 (range of $541,000 to $929,000; median price of $707,500, up 10%), an increase of 9% from 2015.
The average time on the market was 25 days, versus 39 days for the same time frame in 2015. Homes sold for 99% of asking price on average, with 46% of the homes selling at list price or above. 14% of the homes were cash transactions.
Currently there are only 16 single family detached homes for sale in 92010, from $659,000 to $1,249,000, with 16 homes that are pending.
ATTACHED HOME SALES (condos, townhomes)
We saw 48 attached home sales in 92010 in the first half of 2016, 16% fewer than occurred in the first 6 months of 2015. The average sales price, however, increased by 2% to $445,291 (the median price rose by 1% to $446,500).
The average time on market was 22 days, compared to 24 days in 2015. These homes sold for an average of 98% of the asking price, with 31% selling at or above list price. 17% of the sales were for cash.
Inventory is quite low, with 10 available attached homes for sale as of this writing, ranging in price from $342,000 - $625,000; 13 properties are currently pending.
Based on inventory and the rate of sales (buyer demand), the 92010 area is a strong seller's market, with 1.2 months of inventory for single family detached homes, and 1.3 months for attached.
