Staging FAQ’s- Why do I need to stage my home when homes are selling?


This question came up just the other day in a call I received. Houses have been home staging- living room-afterselling and that’s good news! My caller’s home had been on the market for a few months with very little activity.

A friend suggested getting it staged.  The caller said that she didn’t want to bring in furniture or knock down walls to sell her home.

And, for the most part, I agree with her.

However, I pointed out two things to her:

1.Staging isn’t just about moving stuff around or knocking out walls. Staging is much more.

 

It’s about helping your buyers see all of the possibilities of your house.

That may mean editing some of your treasures or it may mean suggesting a paint color that will appeal to a broad range of buyers.

 

 The condition- real or perceived- of a property affects the willingness of a buyer to commit to it

Staging is also about making sure that distractions and detractions are addressed.

Deferred maintenance projects, lack of updates and general lack of maintenance stand out to a buyer. Their focus goes from “I can see us living here” to “We’re going to have to spend a lot to fix this.”

 

 

 

 

2.Regardless of the market, condition affects the perceived value of a property.

 

 The condition- real or perceived- of a property affects the willingness of a buyer to commit to it.   And, once committed, the Buyer will weigh the value with the price.

 

And to maximize your investment, give them a reason to offer you the amount you want.  Show them the value!

Hi Kathy --- regardless of market conditions, first impressions matter and why wouldn't you want to maximize your net proceeds?  Ask the question and then listen carefully.   If the desire is to sell quickly without doing any pre-market preparation and a lower price is acceptable -- that will be a different course of action.  I think that would be an exception and not generally the rule.

Kathy homes that are 'staged' and presented properly will most likely sell for list or close to list if they're priced correctly for current market.  Condition of the home makes a huge difference in the buyers mind - absolutely. If they see lots of things they're going to have to re-do or replace....value goes down in buyers eyes.
