Take a look at the graph below and you will find in Stuart Florida in the month of June 2016 the pending sales is trending down and is well below the 12 month average.
So as a potential buyer what does this mean? When pending sales (under contract but not closed yet) trend down this typically is a great buy signal. Sellers are not getting as many offers and this can open of a buyer's opportunity to get that perfect home at lower prices.
A secondary thing to consider given that this is off season and an election year is that many buyers are either not in town now and/or some buyers are holding off on making a purchase to see how the uncertainty of the election will affect things. Both of the above referenced are making now a great time to buy.
If you invest in the the stock market I'm sure you try to buy low and when the time comes sell high. The same idea holds true for buying Real Estate.
