Zillow Probably isn't Your Best Option for Scottsdale Real Estate
Clients come to us, The Kay-Grant Group, all the time with Scottsdale condos and houses that they found on Zillow telling us how excited they are to see this "amazing home." "The price seems too good to be true!", "how come it hasn't sold yet?" They always look so disappointed when after a brief search on MLS we have to tell them that the home they found on Zillow has in fact already sold.
The good news, we tell them, is that they have a couple of options for making sure that the homes they're looking at are actually part of the active Scottsdale real estate market. Like other Scottsdale Realtors we can set them up on an MLS search. We also have the advantage that we have a truly professional IDX website that provides access to the real MLS listings.
We often get the question of "why is the Zillow information outdated?" and "that doesn't make sense." We're left in the position to explain that Zillow doesn't actually have access to the MLS data, rather sites like Zillow and Trulia rely on real estate agents / brokerages to utilize third party services that propagate their listings out to these household names.
I would be surprised to hear of any practicing agent in the United States that didn't have access to the actual MLS for their given region. In Arizona we utilize ARMLS, or the Arizona Regional MLS. Buyers should ask their agent of choice to create a search for them within the MLS. Many Realtors these days, like ourselves, also have sites with IDX feeds to the MLS data. As one can imagine, all IDX sites aren't alike.
It may take looking through a few different sites before finding a clean site that is easy to navigate.
