How many times have you listed a home in a subdivision and the home next door to your listing decided to list with another agent?  That next door neighbor was directed to you, but they decided that the same agent would not be the right one for two listings next to each other.  What are people thinking?

The ideal real estate agent for listings that are next to each other would be the same real estate agent. People buy on comparison, and if both homes are priced properly, one open house would and should sell both of them. 

Many builders feel that an agent can and should only work for one master.  I refused to comply with that train of thought. The real estate agent who has the most listings will also have the most buyer calls!!  That’s how it always worked for me. 

The kid who has the most toys wins!  Subdivisions are all different. No two builders build the identical home. No two lots are identical. Builders who expect one agent to focus only on them are not realistic. I refused to play that game, and the builders knew I had all the subdivisions.  That meant I spoke to more buyers than the other agents, and my job was to direct those buyers to my products.

As I relayed to every builder during the interview, if I’m not moving the product, dismiss me.  That never happened, and it was never discussed again for 20 years.  The same concept holds true for resale properties. The agent with the most resale listings will most likely have contact with the most buyers. A listing agent’s first obligation is to promote his/her own listing(s). That’s the game.  Yes, it’s often a game we play because it’s so competitive.

We need to think of what we do as being a competition, and each play will determine how much business we secure.  Do we play hardball or softball?  Hmmm…. It’s hardball, and I assure you someone is always going to throw you a curve.  Be ready with all of the answers and make them solid with touch of arrogance.
